  • Anyone here live on lake front property?

The wife and I are looking around the Eagle Mountain Lake area. Just wondering if there's any drawbacks like high flood insurance, bugs, foundation issues, lochness monsters, etc.

Fighting wave erosion becomes an issue with my friends "cabin" on Ceder Creek when the lake is full.
Right now keeping the boat in the wet is the issue. Had to have a ditch dug out so he can get out. $$$$

We won't be getting a boat any time on the near future, but I may want one some day. Most of the properties we've been looking at have a boat dock, but it will go unused for us for several years. We just like the idea of having a home on a water front.

There was a big blowup thread that ended up in the smack a while back. He also used to claim his old lady was the CFO of a company and that's how he was so rich on top of his choooo$$$$ choooo$$$ - she's actually just an office manager. Not to mention the photoshopped $800k atm receipt he tried to pass off in the political forum.

My grandparents live on Cedar Creek. She was told a long time ago that it was built to supply water to the surrounding lakes when they got low. Who knows ow much truth there is to that.

There only major problems are the erosion even with a retaining wall and spiders. I only say spiders, because I hate spiders. They live in a subdivision of nothing but weekenders, so it's pretty quiet.

My parents just bought a lake house out in Tyler area. the reason they choose that area is because the lake level seemed a little more stable and that so they could have thier own boat house. Almost all lakes in the metro are for water supply and are managed by the army corps of engineers. Which means they dont allow private docks and boathouses as well as controlling how close personal property can be to the water line.

Since the lakes are managed you dont have to worry about flooding. You do have to worry about house design as some designs can contribute to rainwater 'flooding' by run off. IE my parents garage smells damp because it sits partially below grade. Im not sure if they had to take flood insurance, I suspect they did just because its money in the ins co's pocket.

your near the water so yes there is bugs, birds, snakes, 4 legged varmints, and even the occasional 2 legged varmints

I live on a small lake in South Irving. I see a lot of waterbugs running around outside but keep our house poisonous to keep them out because of the wife. Also tons of spiders. This year I have had more run ins with snakes than the last 4 years I have been here, and the 20 something years when it was my parents house. We are in s 100 year flood zone but the water has never got anywhere near the house. The only part I really hate are these ugly ducks, muskogees, whatever the hell they are called that look like half duck, half chicken. They shit all over everything. That said, I like not having a neighbor backed up to my back fence, and it has decent fishing although I probably would never eat anything out of it.
