Tenants want all the luxury of nice things but don't want ANY responsibility. Part of living in that place is being the responsible party for simple fixes. Hell it's in my lease that I'm responsible for all minor things and I just turn in a receipt for however much I spent and they deduct that from the amount debited for my rent each month.

I've tried that approach. He doesn't want to deduct money from rent for small repairs. So pretty much we have to wait for it to break and then suffer because of his stupidity.
