My understanding right now is that there are A LOT of Chinese paying cash for sub $175k homes in Dallas. If you are in that market to buy, well good luck! If the problem is, your just not getting contracts, well, that's most of the buying market. If your realtor is good, they will be writing blank offers even before you see a house, and insisting on taking you to the house the day it goes on the market. On the same note, you have to be just as aggressive, and be willing to make an offer the same day. If you are financing, you are probably going to overpay through your nose right now in this market. This is just what I have seen, and why I am not currently buying. I would love to purchase, but Im not going to lose money because the chinese are in the process of pumping and dumping our economy just like they did Australia one year ago.
Even cash buyers are over paying. When I sold, I didn't care if you were cash or credit as long as you confirmed you had the money to pay over an appraised amount of it turned out low.
It helps to put down high option and Ernest money.
