    Anyone have a recommendation for a good Home Warranty company? Every one I have looked up so far has 1 star reviews.

    None are worth a shit. Bad at best, but better than nothing. The catch (and what pisses folks off) is all the periphrial tings they don't cover, i.e. freon to charge the A?C after a repair. If you bump up some in coverage (about $100 more) the "upgrade" will cover that stuff. Service calls are never covered.

      Thats what I am seeing in the reviews, and pretty much what i started noticing in the pamphlets last night. I am purchasing a home, and the seller is paying for the warranty, so its not an issue with being out of pocket. But. it sounds like I will have to fight a claim no matter which company it is.

        There should be an amount he'll cover. If you need to add a few bucks for the "premium" upgrade, I'd do it. If there's even one issue, it will be worth whatever you paid.

          Yea, the amount he cover pretty much covers every warranty I have seen. The only one it doesn't cover is HWA's premium package and its only $20 out of our pocket.

          It just sucks seeing all the shitty reviews.

              Had them when I had my house, and they were okay. Water heater went out and they wanted to charge me a bunch of BS to get it in code and have a fucking permit and shit. Had one of my friends that has a contracting company fix it, faxed them all the receipts and they paid in full minus the $50 call fee or whatever.

                  For $20 (of your money) it's worth it. If something catastrophic happens, at least you get some help.

                      When we bought our current house in 2010, the seller included one year. House was built in 2005, so it's hardly and old house. The A/C acted up last year, and we ended up getting a new evaporator and some other crap. I paid the $60 service charge/deductible and that was it. I did not renew the warranty as it was like $485. The more I read about it, the more expensive it got. The A/C required me to pay a service call every year (like $200). I'll take my chances. A new water heater is like $250 and easy to replace. Same with a dishwasher, etc. I'd keep it for one year since the seller is paying it, but I would not renew.

                        I have Old Republic and they got decent revews on Angies list. It was purchased by the sellers but I got to pick who it was. I can not complain at this point. New disposal, new 50 gallon gas water heater, and they fixed my A/C so far. 60 base charge for the disposal, then another 300 for code upgrades on the water heater(scam), but no base charge, and then 60 for the AC. I would say it has saved me a good 600.00. I could have fought the water heater deal a little but some of it was legit. My water heater was about 25 years old and they could have went either way on replacing it or fixing the pilot. The permit in the county was not and the pan they put under it was a joke. I guess if it had a slow leak I can attach a water hose to it but if it ruptures no beuno.

                        My buddy has homeshield and he likes it. They replaced his whole ac unit for like 375.00 and part of that was to upgrade the seer to a higher level.

                        The biggest complaint I have is having to wait on them. The AC went out over the holiday and I know a guy that would have came out that day. To their credit though the guy showed up monday morning at 9am and had it fixed by 930. The plumbing guys were sketchy at best but the AC guy was great.

                          We have had First American for 7 years and have really received our money's worth. We have had the attic heater and the ducts replaced, multiple a/c repairs and finally a compressor replacement. They have come up for some minor electrical and plumbing problems, made a repair to the original oven from 1962 and most recently they replaced our 7 year old dryer that suddenly crapped out. We typically are out the $55 service fee for each visit.

                              See above for the important part of these posts. 25 years old, 1962, and 7 years old. If your house/appliances are older, then it may make since. If not, then just save the money yourself.

                              Cost of new dryer at Home Depot: $800 or so. Cost of home warranty for 7 years > $2000. You do the math.
