  • Closed on our house today

    I'm glad that's finally over and done with. Been a long time since I have been through the motions of home buying, and it's more drawn out along with more red tape than I remember. Major props to SVT Lurch & Real Estate Nate for the great service and making this transaction easier than I thought possible. Now for the fun part.... moving.

        Congrats.

        Just recently refinanced mine with CHASE and they paid my closing cost. I'm pretty happy about that at the moment.

                      Don't you have to have damn near 20% down and 750 credit score to get into a house now-a-days?

                          Na...You just have to be able to jump threw a few hoops a couple hundred times an average credit score and a little cash or know someone that can/will gift you some funds if you are short on the cash side.

                            That's considered "A-paper", but we can do the following:

                            VA - no down payment - minimum 620 FICO (must be a veteran)

                            USDA - no down payment - minimum 620 FICO (property must qualify)

                            FHA - 3.5% down payment (can be gift from blood relative) - minimum 640 FICO with most investors, but we just got a broker that will go down to 600

                            Conventional - minimum 5% down payment (20% required to avoid mortgage insurance or a 2nd lien) - can go down to a 620 FICO but the pricing hits on the rate are pretty bad below 680.
