If Keller is an option, let me know because there's a fairly large two story across the street from us that was foreclosed on almost two years ago and has sat ever since. I'm guessing some detective work (using TAD) could pull up the bank and an offer might be made - really cheap.

The house is/was very nice when built (about 8 years ago) but don't know what kind of shape it's in. It doesn't have a sign out front so I'm not sure what's going on with it. I do know that an investor purchased it and several others in this neighborhood and lost them all but some have since been purchased again by other people.

3650+ sq ft (actually paid for 3850 sq ft - &&@@&$$@@&) gas water heater and furnace, elect has never been above $200. It's 2.5 yrs old and must be fairly well insulated.

Being in Texas, summer starts earlier than 75% of the country as far as temperatures are concerned. From the beginning of May through September the average daytime temps are from the mid 80's to 100+, so my A/C stays in the auto positions to keep the house at a comfortable temperature.
