  • Do Mexicans not use realtors?

LOL, now that I have your attention...

Seriously though, I am learning there are huge areas where no realtors seem to exist, or they are some small no-name agency. Comps are very hard to be found because so many houses are sold off market. Do hispanics tend to shy away from realtors due to immigration status or other reasons? I'm just curious.

Where are the huge areas you're referring to?

Before he retired, lots of mexicans used to work for my grandpaw. They all said you had to know somebody legal to get the house for you. That you couldn't get one otherwise. Good.

I bought a couple of houses in Irving to rehab and all of them were bought from Mexicans and none of them used a realtor. They came to me by Word of Mouth.

The properties you're speaking of change hands via landlords, wholesalers, etc. No realtors, no MLS records.

There is an old expression that every profession is a conspiracy against the laity (common man or lay people). I am convinced that the expression was talking specifically about realtors.

How do you sell a house directly to someone for cash without involving a realtor? I have several nice Mexican neighbors wanting the house. Clear deed in my name, nothing owed. Selling as-is, lots of work needed. Not interested in talking to any investors or house flippers. I'm THAT guy, I just don't know the simplest, safest way to sell and collect the money.

Just contact a title company to handle the transaction. They will have an attorney that will write up the contract and the title insurance policy. It should only take them a couple of days. If you need the name of a title company that does the sort of thing on a regular basis send me a PM. Another tactic that I've used is simply selling the prospective buyers the LLC that the property is held in. There's no transaction on paper when you do it that way and it can be a cash in a lunchbox kind of deal.
