  • Anyone protest property tax??

    I have a hearing this coming Friday. I am not sure what to expect since it is my first time. What is the most convincing evidence? The best item i have is that we just refinanced the house and the banks value is about 60k less. I am supposed to have the meeting via phone, but i may go in person. Any thoughts or inputs

    I heard that protesting with riots and burning shit is the way to get things done these days.

        Find comps of home value (recent sell info from Zillow) with similar Sq Ft ..
        Take pictures and show why your property is or is not inline with those values..
        It will be quick, they will focus on the facts.. Make sure you stay calm..

          Just looked at comps and that definitely doesn’t help since home prices are through the roof and people are paying more than asking price. The house at across from where my street begins is pending sale. List on it was bear skin choo choo money at $1.4M, I am sure that doesn’t t help either.

            The current market definitely doesn't help your case. How long have you lived there? Do you have an actual appraisal from anytime recent?

            We used a property tax protest service and it was a complete waste of time. They dropped $500 in value from one property and zero change in the other.

                Bunch of Amateur's on here. I got mine knocked down 37k or so last year and it stayed the same this year.

                Comps, not current sales, just pull up the CAD for your area and find anything built around the same year yours was, same SQ footage, and lower in price within the city or close.

                Take pictures of any problems with your house with you if you have any. I showed them a bad skimmer, AC unit was from the 90s, driveway busted, hell if you need a roof or something. Just whatever. I went all the way to the board which was by zoom and they were really irritated with the appraisal district. Make sure you don't stop at just meeting with the time share salesman appraisers. Hell I told them my house was only worth like 60k less than what they sent over and the appraisal guy met me in the middle without even an argument.

                Oh and that bank valuation thing should be solid also.

                  How long should you wait to protest if you’ve added a covered porch, concrete sidewalk, and concreted carport without any permits. I, I mean he doesn’t want to bring any attention to his property but doesn’t want to get the D from the tax man....asking for a friend.

                    The carport should be all you need to get the value lowered.

                      We have been here for 14 years. No real upgrades. House has the usual Sheetrock cracks and some flooring that is only partially done ( ran out of $ to finish). Deck needs replacement boards and rail. I did find the house sold a couple of houses down 8 months ago for 30k less than our tax appraisal. Close in size and same amount of acreage. We will see.

                        Well that was a waste of time. The land value has gone through the roof out here in Johnson county is reason for the increase. They said the median price per acre is $67k. That blew me away. I can’t believe it is so high. My improvements were the same as last year. They also told me we are way below what the average per square foot for this area too. Fighting a losing battle keeping greedy hands out of pockets.

                          land prices are crazy. sad part is if you sell your home there is nowhere to go . would really like to go to oklahoma but dont want to strand my bride there if things go south for me .
                          just since we took a contract on land we are selling it has gone up 3k an acre .
                          protest every year , usually you get a little relief . 95% dont ever protest .
