If you google anything, you find horrible reviews. Ive seen a few horrible, a few good on Tilson.. Anyone have thoughts ? Went to their Boerne location today and was happy with one of their models..

Read the reviews, in depth, and determine whether the complaints are BS or warranted. I'm always looking for the kinds of problems that pop up but I'm also looking to see if the customer service for a business stepped up and made it right.
I don't recall Tilson doing large developments but instead only building homes on land you own. With a development, the builder has an incentive to get off their asses and act upon warranty claims because owners are in close proximity to potential buyers. Some builders obviously do better/worse than others in that regard. IMO Tilson doesn't have to worry about that. They just have to worry about online reviews.
Also, what is the BBB rating? What were the complaints there and was a resolution found? Check out AngiesList as well. That may help.
Never go off the models themselves. They will always do their best on the model and they will always do what they have to do to maintain it for appearances.

In short if I wanted to build a custom home I would try to use an independent custom home builder.
Long story is a buddy of mine used to be a Tilson builder and I've associated with some of his buds that were builders for Tilson as well.
Like any company they will have a percentage of builders that are no good and have not been cycled out. However, the single biggest problem I know of with Tilson is that a single builder may cover 5-20 homes in a region/large area. They are on the road all day long and when under heavy work load, they may only be able to visit a home once every 2 weeks. This spread out building also makes it trickier for them with trades and so forth as well. A trade may just lie and blow of a builder and the builder would have no idea unless the homeowner/some other trade sends pictures/reports it.
...and yes, don't judge anything off any builder's models. Think of them as just examples, not what you're actually going to get. Also, if you go with a company like Tilson - you may want to request a meeting with the builder you're going to be interacting with for your location. As the sales group will always do things to get the sale - but the builder may either have better advice and/or not be able to actual do what you're requesting done.
Would I recommend/use Tilson? Contrary to my first sentence in this post, I'd use them for sure if I could not find a reputable local builder. They are established, cash company, that leverages technology (CIO may be the best in the builder business) - but they have their struggles that are good to know about. They didn't know about the city/county restrictions where I built even though they told me they did. My land was outside city limits but fell inside their extraterritorial jurisdiction, meaning the building permit still went through the county but the county wouldn't sign off on it until everything was approved by the city. That was a big pain in the ass and I had to give the city an easement for utilities even after those cocksuckers refused to let me get on their water system (long story but the city took over a water company that served 100ish houses outside the city, and when I tried to get service from them, they said they didn't serve that area - I'd lived there my whole life and knew it was a lie; it turned out they were trying to sell that company and didn't want to deal with new customers, but the city said that they could extend their service a few miles to reach my land for only $450,000).
And once we got that settled, they dragged their feet getting started and getting finished. I don't remember how many of their self-imposed deadlines got pushed back week after week. After it was built I found lots of little things - a window frame in the living room wasn't square, others that were supposed to be the same size differed by as much as 3" (you can't see it by looking at it, but it makes buying blinds a bitch), a backsplash pattern in the kitchen was fucked up like they got to the end and didn't have enough tile or something and just threw what they had on it, and the faucet in the backyard has leaked since the first day. They came out and squared the window frame and fixed the backsplash but never fixed the back faucet despite multiple calls and multiple promises of sending a plumber out.
I also had to call them to come pick up the trash they left after construction finished. I don't know if it's standard practice or not but they brought in a shit ton of sand instead of dirt to fill ruts and level everything, and the first time it rained my boots sank about a foot into it.
