My builder wasn't doing any discounting what-so-ever, when I signed contract with the. They increased pricing the same week, since they were selling so quickly. They have sold all lots now. im sure you've heard of supply and demand, they have more buyers lined up than lots to sell them. They dont need to discount. I was able to get $10k in upgrades for free, along with that agent's commission, all for the "advertised price" of the house. So you can think of it however you want, the money is what it is.
Now, since my realtor is getting 3% on the new place, he's willing to be my listing agent for.... free. I'll only be paying 3% to the buyers agent when I sell.

I miss Nate. He looked over my paperwork for the house I sold to the people behind me just out of kindness. That deal cost me zero since the guys wife was interning at a realtors office. Then he beat up the people that owned the house I bought and got the price down 15k. I never batted a eye at whatever he made off the deal. Hell he would drive down, hang out, look at some houses, get tased, whatever he felt like that day.
Zillow has some make me sell my house price on their site. I put a stupid amount and will be curious if it sells randomly. I may be homeless, but I hope to buy my next house with mostly cash, welll if I decide to move. I do love my neighborhood.Whos your Daddy?

That is about the only good luck we've had with house buying and selling. The realtor we used to buy our last house, we used to sell it then buy the land we have now. A good realtor will take note of what your looking for and start searching. Ours had some program that would email us if something even remotely close to what we want came on the market. It also depends on that realtors connections with other agents as to wether they can get inside info about houses that are about the hit the market. We looked at a bunch that were not listed yet but ended up building. Anyone in the Dallas area needing a recommend pm me and I'll send you her info.

1) 12% is presumably 6% for the house you sold, and 6% for the one you bought. The most complete of ripoffs.
