    Not always man. My wife has taken much less than 3% when helping sellers on numerous occasions. She also previews houses for her clients. The good ones are still out there and can stay busy based solely on referrals.

        Lastly, if you're confident in yourself completely...you can typically negotiate the 3% buyers realtor commission out.

        Just curious, where have you two witnessed this 12%....California or Colorado? I have yet to hear anyone charging a 12% commission split. The norm for DFW is 6% and even then I'd say it's more common to see 4-5%.

          Nate was worth more than the 3% the seller paid for his services with my current house. I would absolutely let him have both my house deals going now if he were still around.

          My current realtor is a cool mofo, is a car guy, races, etc. He's getting 3% from the builder, and he has gone to bat several times already for me with them. My house is 3 weeks ahead of schedule with his prodding.

          I could list mine on FSBO or open door, but that doesnt bring me every buyer. He markets the shit out of the listing, more than just tossing it up on MLS and giving out appointments for showings.

            You can get all that from a flat fee listing service. But I guess if you're also paying to have a cool guy around then maybe you see the value. If I were gonna piss away 7 to 10 grand I wouldn't do it on some cool car guy.

            Aside...how do so many people not understand that 6+6= 12?!?! All sales are different, but even in BVCs case, there's the 6% sale and the 3% purchase commission. For those of you hard at math...6+3 = 9%. So in this case it's a 9% tax unless he didn't have a prior home sale.

            If you're buying a new construction...the best value you can get from a realtor is the kickback or closing costs covered. That is unless you don't understand how to add commissions and fall for the sales pitch. Then...sure if it makes you feel all warm and fuzzy....you got something out of it.

              You're a fucking idiot. 6% max, split 3% each. Listing agent gets 3% and buying agent gets 3%. The builder doesnt give it to you if you dont have a realtor. They keep it, it's in the contract. Why shouldnt I have someone get paid from the builder to keep my interests up? He also lives 900 feet away, and can watch the progress daily. It doesnt cost me anything.

              FSBO doesnt include commissions, so realtors wont send customers your way. If someone using a realtor to represent them wants to buy your house, they will have to pay their agent out of pocket.

              You can represent yourself in court too, but wouldnt you rather have a lawyer do it?

                    1 - you sell a house and sign up for 6% comission. That doesn't matter how the split is. It's 6% you don't get.

                    I sign up for a flat fee service. I pay 1200 to list on mls, get the lockbox as well as representation both legal and negotiation. I choose to do buyer commission so realtors come, but if that profession wasn't so over priced...iI wouldn't even have to pay that 3%

                    So you're at 6%, I'm at about 3.3% if we assume a 400K house.

                    2 - I use either a 2% kick back realtor or have my realtor contribute 2% to closing.

                    So my total percent is now up to 4.3% to realtor with 4.7% to me.

                    You're still at 9% realtor and 0% you.

                    Now I would call someone an idiot for paying an additional 18,800...but maybe stupid people like you have a different definition for idiot.

                    Sure you have to take your own pics and do some legwork, but it ain't 18,800 worth of legwork.

                    With my first home sale...i almost got screwed, then went with a 1% listing to sell with that realtor as long as they were the buying realtor on the next house. Buying that first house was the only time I used a full commission realtor and it was a shit experience. I Did the same 1% deal on the second sale and was unhappy with the service.

                    On the sale of the third, I did flat fee mls and had hands down the best experience between them all. I listed lower but sold at a higher price than the 3 comps on the same street. I also sold much faster.

                    Buying the 4th house, my realtor contributed 2% to closing (ended up going to pmi because we only did 10% down this go around And they can't pay towards down payment), I had already negotiated that The builder pays 7.5K in closing costs and title. The same flat fee service i use does a 2% cash back, but I wanted to go with this specific realtor. And again, this was the best service I've had.

                    Now I've been in new neighborhoods that pay 4-6% and they will opely admit that they will take that off the sales price if you don't use a realtor. So that is a tax built I to the price of the house whether it's negotiable or not. Most won't do it because they know it will black list them from realtors.

                    But by all means...keep paying your cook guy the additional 4.7%. You got it all worked out smart man.

                      A good realtor *when you need one* is irreplaceable.

                      Cookie cutter middle class new home sales are not the same as complex commercial real estate or high dollar housing.

                          To me, finding a good Realtor is up there with good mechanic, plumber, etc. I have one, made him a good friend. The People business, it isn't for everyone.

                              I already said it's different if you're not selling a house. And if you're not selling...im guessing this is your first house purchase? At least in this market...?
