  • Serious home insurance roof question...

    so about 1 week ago we had a nice thunderstorm through the Shreveport area. My attached 1 story garage starting leaking , not pouring just a nice steady drip, enough to leave a significant water mark in the ceiling. I called insurance they said get a quote to fix it and get back to them. Well the house was built in 1984, you can visible see ripples in the roof and the entire roof needs to be redecked, not just shingled.

    Here is my problem. If i call insurance back and tell them that, is age something that is just covered? It is the first leak we have had in 5 years and it is obvious the roof needs to be redone. Also will they just cover that one part of the roof or could they say the entire roof needs to be redone on our dime to still be insurable even though it is not leaking?

    Rippled decking doesn't necessarily need to be replaced. I see it on new homes. As long as the decking is sound, it may not need replaced cosmetic items such as that typically will not get covered by insurance and you would have to come out of pocket for the difference.

    My house was built in 86 and I can see the edges of every piece of decking. The decking is sound, we had a new roof put on (tear off and replace) before we bought it 3 years ago
