  • MTG Interest Rates....

Anyone have any insight on them going down in the next week or so?
I was told by our Lender today 's rate @ 5.25 somewhat dissapointing when
a few months ago they where in th 4's.

They won't be going down for a while. Inflation is begining to rear it's ugly head. These rates are still the best since the '50's. If you snooze, you lose.

Back in august one of my co-workers got a house on a 15 year note at 3.25.

Take what you can get right now. Unless you're financing a large mortgage the difference in 4.75% and 5.25% is $40 per month or $17K over the entire life of a 30 year loan at %150,000.

Never heard of one that low, unless they bought down the rate. We got 3.75 on a 15 year note back in November. No points.

Last update from lender @ 5.125 as of monday.
I'm wondering if recent stock mkt/gas prices scare have any affect.

The general consensus is they will be going up (slowly but surely) for the foreseeable future.

                How many points?

Exactly. There's nothing wrong with a rate in the low 5s.

Treasuries have been heading down which mean rates usually follow.

How long can you actually "lock" a rate for? Last week the best 30 year I found was a 5% no points.

I know good interest rates are good for the economy and savings and whatnot, but please just wait for about 6 more months. I'm about to get out of Grand Prairie and I don't want to get stuck with a high interest rate on my balla mansion

Looks like the most rates I'm finding online for a 30yr fixed in Fort Worth, TX is anywhere from 4.75 to 5.125%. What you were offered seems reasonable, but it's always best to look around.

Rates are still over 5% with no points/origination.
