    Will do. He mentioned selling the land just week. We were planning a trip up there to see about getting it listed with a realtor in the next month or so. But I will get the info to you all before we contact an agent. Saves both sides. Dad just needs to sell it. He has not been up there in probably 15 years, if not longer.

      Funny,

      My folks are in route as I type to Creede for 2.5 weeks.

      We/they had 5 acres up there until a few years ago. They just decided to take longer vacations up there instead of building.

          Seriously Cooter, trying not to sound like I am bashing Creede, is there a 'nicer' part? Granted, I only see the little bit coming in then going out of town as we pass through, but man, with all of those trailers right by the road and stuff, it seems kind of crappy.

          We did stop and look at a place for sale a little outside of Creede, a few miles towards Lake City, and it was one of the nicest landscaping jobs I have seen at a private home. It really looked like a high end hotel or resort.

                Details please. Do you mostly go to Lake City or where else? I know you guys and Jose used to post a lot of pictures of your trips back in the day. I'd love to get even further out instead of the typical tourist areas sometime. Colorado Springs and Estes Park are awesome, but I'd like to get out a little further.

                    Ya, like Craig said, I live here full-time now.

                    You can't get further out than Lake City. We have one road in and out of town (it's a scenic byway, by the way). Creede is the closest town to the South, and Gunnison is the closest town to the North; both are an hour away. The closest stop light is in either of those towns - we don't have any. To give you an idea of the size, we have around 400 residents, and less than half of those stay through the winter. We are the only town in Hinsdale County, which has been dubbed by several sources as the most remote county in the lower 48. We are surrounded by 14ers, amazing scenery, tons of wildlife, world-class fly fishing, endless 4wd and hiking trails, etc. Our county is 96% public land, so if you like camping or just exploring the wilderness, this is the place to do it. We have Colorado's 2nd largest natural lake just one mile outside of town. The Alpine Loop runs right through town, and for years, was the main reason I came up here. It's really kick-ass, and will take you deep into the high country and well above the tree line. We're a historic mining town, so a lot of the buildings look the way they did 140 years ago. No chain stores. No parking lots. It's a different world here.

                    Tourism is the big thing here from June-September, but it's nothing like those other places you mentioned. Within a few minutes, you can be away from everything and everyone. In fact, it's only really busy in town from late-June to mid-August, and then it dies down quickly. In my opinion, the very best time to be here is mid to late September when the weather is chilly and the aspens are changing colors.

                          That's badass man. We might have to make a trip up there sometime and check it out. I don't know if the wife will go that remote for camping or anything but we can at least come check it out in the day time. Sounds like a little paradise

                            There are a ton of cabins and VRBO's in Lake City, along with Jeep rentals. So even for those not up for roughing it, who don't own a 4x4, it can still be a great place to vacation. Leah and I have been going for annually something like 7 years now and love it. There are a at least a few other board members that go up there somewhat regularly. In fact, most of the town are Texans during the summer.

                            We actually hope to move up there eventually, like Jared.

                            BTW Jared, Not sure we have said 'thank you' nearly enough for exposing us to the San Juans!

                              Do it, man. Chances are, you'll come back again and again. That seems to be the trend. If you get serious about it, let me know. I've stayed in a few different places that were really nice before we made the permanent move. I can also point you towards the different activities, jeep rentals, restaurants, etc. I have private access to over a mile of the river and a stocked pond with some monster trout, if you're into that. I dig showing people around up here, especially first-timers.

                              Absolutely true. In fact, nearly all of the seasonal businesses here are owned by Texans.

                                Talked to my dad today. He actually has more property than I thought. He has 4 lots on elk ridge and 2 on Thompson. Said he would like $25k for all of it. I am sure he will listen to serious offers. I did not know he had bought the other lot. Anyway, both areas have electricity already ran and the elk ridge has a 12x20 storage building. The Thompson property has a 30x50 pole barn with 16 foot overhead door.
