I live in the outskirts of Little Elm and now that the roads are finished its not too bad. In the Colon I think its on its way back up. A lot of homes being remodeled. I sold a house in the colony a month or two ago and also a home in little elm about the same time. I think they both have their ups and downs. I am a local realtor too so if you need any insight from that perspective let me know. I'm seeing most houses that are priced right going in 2-3 days.

Lived in LE for 8 years (eldorado estates west), been in Prosper 3.5,

LE was changing quite a bit, that's why we left - I highly recommend if you chose LE make sure it is Frisco ISD (if you have kids, or want better resale)

And as mentioned many times - traffic sucks in and around LE....

My next door neighbor had 2 offers the night his house hit the market... went ahead with more showings and 2 open houses this weekend and had at least 7 offers on the table to go through Sunday night. Gotta be ready to pull the trigger immediately in this market and be prepared to offer over asking price, it's friggen crazy.

I heard that last night too.. That's the stupid parents fault for not keeping it locked away.. I'd never leave my 12 year old wih access to weapons alone.. I remember being that age.. I fucked with everything I wasn't supposed to

Man try and get your boy over to lakeview.. Most people I talk to say it's the way better of the two.. My wife works for one of the schools here in town and seems to like lakeview better fwiw..

Yeah I talked to my old lady about it but since there is only 3 weeks left of school we will make the change for 8th grade.
