    You have to put the The Colony or people will think you mean Trophy Club and there is a huge difference. Though I doubt there are any hood rats in Trophy Club.
    I looked at Little Elm and went to see a few houses by the lake, once it took me 10 minutes on a Sunday night to get out onto 423 from a house and I actually had to cut someone off to get to onto the road after waiting. I can only imagine what it was like during rush hour, fuck that place.

    lol @ Prosper, I hope you are approved for 300k and up, there is nothing there under that price and new houses are now 400k and up. Maybe Celina, but you are now adding to your commute and 289 (Preston) is two lanes to 380, so its as bad as 423...

      I live in Hackberry (small town no one has heard of) that is on the southside of Little Elm. Like previously stated, 423 sucks right now, 720 is finally finished and is good. Tons of new development (D.R Horton just built all new development in my town) so you can find good deals on new houses. Lots of new restaurants and businesses being built so you got to be a little bit patient anywhere you go lately.

        I find it interesting that my dad, who passed almost 10 years ago, called the housing market almost to a T.

        He told me that the sub-prime market would crash, many of the people that were buying on the adjustable rates would default, and then those houses, along with many others, would become rentals. His theory: a ton of folks would turn to renting since thier credit was screwed up, and since the investors drove up the market, buying would be harder to do.

        I look at what's going on now, and it echos in my head. Home buyers are fighting investors to buy, houses are selling in hours and days rather than weeks and months, etc.

          I bought in Prosper in 2010. Paid $242 for about 3200 square feet with a 3 car garage. Timing is everything...

          289 is now 6 lanes through Prosper and into parts of Celina. It's 4 lanes through all of Celina and only goes down to 2 lanes after you get north of the high school. The tollway is 2 lanes as you head into Light Farms. 380 is almost done opening up too. It will soon be 6 lanes from west of the tollway to McKinney the entire way. The roads like Rock Hill in Frisco are opening up too relieving more pressure on the roads. The commute isn't nearly as bad as you think through there, and I know because my kids go to school in Frisco despite living in Prosper.

            Aside form the roads being done, since I haven't been in a couple of years, you're comparing my posted 2016 prices to 2010? I could have bought a nice ass house there too at that time on the cheap, but not anymore. Lakes of Prosper start at $500k ($490k for 1-story) and up near $600k. and Celina is near the same for new homes. You can probably get a cheaper builder, but I'm sure you will still be over $300k...

              I think they were short sighted on 423, cause everyone uses that as a shortcut to get to lewisville/that general area from up north. Been awhile since I've driven it but it was hell a year or so ago.

                New homes in and around various developments are $385 and up in a hurry. We caught the market right, turned our Gunter residence into a rental, and are enjoying Prosper. Our house has appreciated over $100K since we bought it. We looked at moving, but we'd have to put all our gain back into another house so decided to stay put. I wanted to refi, pull cash, and buy another rental somewhere.

                It's the wrong time to be buying out there IMO, unless you find a deal that someone just needs out in a hurry. Houses are flipping some in our neighborhood as people are upgrading. Heck, even people renting are upgrading homes which is absurd to me. We like where we're at and have no plans to move, but then again, we got in at just the right time.

                  If you want to rent, the house our AZ shares the alley diving wall is available. At the bargain price of $1500 a month to rent you too could see zero return on investment.

                  Traffic from mckinney to the colony is hell. Main Street is just garbage

                    Yeah homes in The Colony are selling in 2-3 days from what my real-estate agent said.

                          We moved from that area about 1.5 years ago, that place has turned into a huge cluster fuck. The traffic is just crazy any time of the day. There are some nice neighborhoods there though.

                              I live in the outskirts of Little Elm and now that the roads are finished its not too bad. In the Colon I think its on its way back up. A lot of homes being remodeled. I sold a house in the colony a month or two ago and also a home in little elm about the same time. I think they both have their ups and downs. I am a local realtor too so if you need any insight from that perspective let me know. I'm seeing most houses that are priced right going in 2-3 days.
