    Glad you got it resolved. I just wanted to add my experience in breaking a lease.

    I had a apt in Dallas right behind Sherlocks years ago that was broken into 3 times in 5 months. I presented police reports and paid the relenting fee and left. They came after me for years over unpaid rent AND damages caused by the fuckwits that broke in. I just ignored it, I never paid and it never kept me from getting in anywhere else.

      I totally get not being able to get a house yet due to the banking/loan/self employment situation, but for that kind of money why not rent a house in the mean time before getting your own?

        When we started looking at places, me, my gf, and my baby were living at my dads, keep in mind I am 34. It wasn't so bad, we had 3 bedrooms and a living room to ourselves, but sharing a kitchen and laundry and getting any alone time was next to impossible. We had stayed there for roughly 8 months, paid to have the house redone ( new drywall, paint, carpet, fence ) but we were ready to get out. We had found a home, but our bids fell through and we didnt want to overpay/bid since we felt the market was bonkers at the time.

        Now that the picture is painted, I did look for rent homes, but we were ready to get out that week. We found a really nice place online ( it really is a nice place ), and just jumped on it. 1850 is cheaper than what we were paying in LA so we signed the lease and moved on. There is lots of other minor details but at the time it was a no brainer and I dont regret it. I really like this place, it is a shame all it takes is one person to ruin it for the rest.

        I've learned that the more money I make, the easier it is to make what some may consider bad decisions, but its overcome by spending less time on the problems that dont matter and more on the ones that do. We didnt care about saving a few hundred dollars when the time wasted was costing me more money than we'd save doing research to find the right place, plus it ate into my family time which sucked.

          It is pretty crazy that at that price point you would have to deal with people smoking out apartments.

            Just my opinion, but keep an eye on it because I think this market is going to be bonkers for awhile. I live out further and no place is staying for sale very long and the folks moving in are mostly from CA. Down in the areas you want to live in may not settle down for quite awhile.

              Good advice for sure and we recently decided to embrace that thinking. We signed a 15 month lease here so we'll be ready with plenty saved up, its also why we increased our budget because it looked like 300-450k homes value were much more static and less like to take a dive than homes in the 100-250k range.

                              That was the top and final reason I gave Jackie as to why I wanted to rent, not that it took much convincing with her. I didn't want to have to fuck with a place while I was transitioning so much stuff at work. Set it and forget it was the mentality.
