    We have been trying to find a home for 6 months now, and we are having absolutely no luck. From shitty realtors that cant get my bids in on time, to the market being generally insane ( outbid by fucking CASH offers ).

    We've been staying at my dads rent free ( well, we replaced the carpet, repaired/painted all the walls and gave him a fence, etc... ) for a good six to eight months now and we're ready to move out.

    I've been looking at these places over in Wylie called The Mansions at Woodbridge as my aunt and uncle used to live there and it seems pretty nice. We are wanting to move into a 3 bedroom instead of a 2 bedroom as our daughter will be two by the time we move out, and I need a separate room for an office as I work from home. We also want an attached two car garage.

    The ones in Wylie have what we want in 2 bedroom for $1850, and 3 bedroom for $2210 a month. While the price is fine for us, the wait time is a bit long ( Jan 3rd for the 2br, and Jan 29th for 3 ).

    My question, are there any other nice townhouses around DFW that you guys know about that might be able to help us? Location doesn't really matter as I work from home, but we would prefer north of GWB tollway. Thanks.

    Oh and as far as renting a home, we would be interested, but all we see is crap, and we'd feel safer for maintenance at an apartment, but I am open to options. We'd like to keep rent below $2500 which is what we were paying in LA, the lower the better obviously.

              House rentals are just as insane as townhomes right now. Not to discredit your idea in any way, just saying.

              If my brother in law ends up getting what he thinks he is going to get on a property he bought that is 2 streets down from me, I'm renting mine out and moving in to my office. It's insane.

                $1500 to $1800 for a rental of a 3 bedroom 2 car garage is the norm.. But why rent?! Thats a decent mortgage. Housing has to have slowed down by now.

                  It hasn't. If they raise interest rates it will slow down a little bit, but will kick up again mid to late 2016 and through at least the first half of 2017 due to more incoming company relocations.

                    ^ that's about what it is to rent a house in my hood. I guess there is something special about townhomes.

                      Rushed decisions are not smart ones. I do not like to make something as big as a home purchase with a gun to my head. Happy wife happy life and all ;p

                        Real Estate is an investment. I've made good money on all houses I've sold but one. Why not take your time and find the right place?

                          I was coming purely from the perspective of having more space/a yard, not price, we know moneybags can afford it.

                          In seriousness Cruz, if you are still actively looking to buy, why move twice in a matter of months? Is life at your dad's really that miserable? I'd say tough it out, double-down on your house hunting, and adjust your offers to reflect the market.

                            Don't forget living rent free during that time period. That's a huge advantage in building up a bank account for future use on the new home.

                              Were going to sign a 14 month lease and pay the duration up front. We wont move out until we find a home we want and we are ready. Were under no time constraint and we're used to moving anyway. Besides, I'll pay someone to move our stuff.

                              And yes, living at my dad is on the verge of miserable, we dont want it to get to that point and ruin the family relationship ( aka not wanting to come over here after we leave ). I am 34 about to be 35 years old. We currently have 3 bedrooms to ourselves that we feel locked into because we cant have family time without other family wanting to join in. While this is my home I grew up in, its easy for me to overlook certain things, for others its not as simple. In truth, I am just as ready to move out of here as Jackie is. It is also a pain in the ass to make dinner when two families are competing for the kitchen. Laundry, fridge space, etc...

                              We have been toughing it out, and we did adjust our budget. The problem with this is I work for my own company and getting a loan is hard unless you've run the business for more than 2 years. Luckily my bank will cover me for any purchase price as long as I put down 20%. I have a a little over $80k saved up, but i have to pay taxes coming in April and we also do not want to overpay for a home so we've only counterbid once.

                              While I appreciate everyone concern and words of advice on what they would do, I just wanted some help finding some town homes around Dallas because apartment complex are straight stupid about catching up to the internet and I dont know the area anymore as I haven't lived here since 2008 and some areas of town have blown up that were nothing when I left so I dont know where the best place to rent are.

                              If I remember correctly Andrew lived in one somewhere near addison I think, north dallas and it looked nice.
