    anytime we buy a house with a pool we automatically flip it. Have thought about lawn care but seems that the ones who water also mow so not a ton of good paying lawn care for the dead lawns. About half our houses are kept nicely landscaped and the other half are so so. What kind of insurance do you need with a pool on a rental? thats another thing thats scared us off is just the liability of it alone.

      power to choose is down to 3.1 cents my biggest bill this summer was 75 bucks for a pool motor that runs 24/7 1800sq ft and a/c that stays on 70.

        This. They let it run low and the liner pulled back, tore, and was largely forgotten about. They never said anything, I never inspected, now I have to handle it, at some point.

            We don't do anything while they're occupied unless something drastic has to be done. Only updates we do is when they're not occupied and if needed. We have 2 kitchens were redoing right now, but it's been 30yrs so they're probably due.

              The biggest non fixed expense for a landlord is a vacancy. A good tenant is worth tens of thousands of dollars over time.

              I've had tenants in the same unit since 2004. We are a few years away from them having bought me the place.

                What about inground non liner ones? I mean if I don't do anything to mine for weeks besides tablets and dolphin and looks good?

                  Your pool may look good but it may also be eating itself. You have to keep the water balanced and just adding tabs weekly is not keeping it balanced. You can kill your pool and pool equipment in less then a year if you have aggressively corrosive water chemistry.

                    Regular maintenance on a decent house is fine.

                    We had a tiny tiny leak in the master shower at our rent house and rather than re caulking it we decided to re tiled the entire thing to give it a little upgrade. It now matches the other full bath in the house.

                      Everything in spec with my test kit , legrande or whatever it's called, did have to change out pump seal again this year but takes 30 mins so its fine.

                        My dad had a house that the renters paid off twice over and then he was nice and actually sold it to them at an offer he couldn't refuse. Hold on to them long enough they just make money and you don't have to do anything.

                                You only really need to worry about 5 of those. How are you keeping the alkalinity and PH up if all you are doing is adding tabs?
