Can't a realtor do this for you?

They'll want a % of the sale and I've done all the legwork.

        Thanks
That should only matter if its for sale by owner or you are the one selling it.

Correct me if I'm wrong, but this is a negotiating benefit for me as the sellers wont have to pay my real estate agent, they will make more money on the deal compared to someone making the same bid with an agent.

I'm shocked you had to even ask. Use your favorite program of all time, a Microsoft Word template! I'm sure they have one.

Just go thru a title company, thats what i did instead of using a realtor and paying them for nothing

If they already have a contract with a realtor they will be paying commission anyway. Sometimes the realtor will lower the percentage a point if they are both the buying & selling agent. With this arrangement you will have no one representing your interest though, the agent will be representing the seller only. The selling agent can write and present your offer. That is why they are being paid a commission.

I have a legal zoom account, maybe I should use that as they offer Deed transfers.

We used allegiance title company here in Duncanville and they were easy to deal with...but then again it was my first time buying a house so it's my only experience in this
