            Yeah, IMHO north of Mckinney is starting to get overpriced. Anna/Melissa are mostly non-custom developments and some of the places are built really bad (mobile home finishes...etc..etc) at standard home prices.

            In Van Alstyne, my house/property is supposedly worth 100K more than what I bought it for 3-4 years ago. I feel I got a great buy on it and could believe another 25-50K, but 100K just is not realistic. However, people are selling their homes for high prices now.

            Buy where you want, but I'd have to strongly recommend against Desoto/Lancaster...etc. I worked out there for about 6 months on a project and it's bad enough during the day, but after around 7 it goes downhill fast.

            They ran the one school I was in for a bit like a prison.

              You'd have to go north of 380 now to get any land, the area has boomed! Sellers market still for sure, I bought my house a little over a year ago. A new HOA housing development across the street has been built, my neighborput his house on the market for a little more than $30,000 more than I paid for mine(same floor plan, I have 50sqft more and more concrete)....he got an offer 2 days later(no real estate websites, it was for sale by owner).

              Needless to say im in deep deep thought over selling mine, but I don't want to deal with moving again.

              If moving north, I'd suggest Aubrey it still has plenty of land avaliable.

                  North of 380 is going up too. Seeing a lot more traffic from 3 years ago (like it flipped overnight from no traffic to traffic jams one day)

                  Anything from 289/Preston to 75 going north seems to be high right now.

                    Aledo area is very nice and laid back. At least it was a few years ago when I was working at the ISD.

                        Found a place in Van Alstyne this weekend, 31 acres for $124,000. Was a little surprised to see such a low price in that area. I want to go check it out this week. They have 2 plots, same size.

                              I'm looking to build a house actually, but that is the plan. When retirement age hits, sell to a developer and move further out or out of the US.

                                Yeah.. my parents neighbors had a house sit on the market for a while but its 2500sqft that needs a complete remodel sell for $450k. I find it amazing how houses are in such high demand and so expensive.

                                Save your money, live elsewhere and put your kids in private school. Keller has a new charter school for kids I think K-12. Doesnt cost you out of pocket. They get true wholesome food, learn Spanish and Chinese and they focus on a good education. The ex's little cousins go there. People pulled their kids out because they thought the school was too "tough" on their kids and that a good education was a bad thing. They put their children back into mediocrity
