Yeah, IMHO north of Mckinney is starting to get overpriced. Anna/Melissa are mostly non-custom developments and some of the places are built really bad (mobile home finishes...etc..etc) at standard home prices.
In Van Alstyne, my house/property is supposedly worth 100K more than what I bought it for 3-4 years ago. I feel I got a great buy on it and could believe another 25-50K, but 100K just is not realistic. However, people are selling their homes for high prices now.
Buy where you want, but I'd have to strongly recommend against Desoto/Lancaster...etc. I worked out there for about 6 months on a project and it's bad enough during the day, but after around 7 it goes downhill fast.

Found a place in Van Alstyne this weekend, 31 acres for $124,000. Was a little surprised to see such a low price in that area. I want to go check it out this week. Save your money, live elsewhere and put your kids in private school. Keller has a new charter school for kids I think K-12. Doesnt cost you out of pocket. They get true wholesome food, learn Spanish and Chinese and they focus on a good education. The ex's little cousins go there. People pulled their kids out because they thought the school was too "tough" on their kids and that a good education was a bad thing. They put their children back into mediocrity
