Not much to understand really, rates are at historic lows and there is tons of foreign capital coming in to the country to invest in major markets. As rates start to come up the speculative money is going to go away and there will be less competition on the buy side.

The market is insane right now, we are looking for a new house and might just build. We will probably be listing our house soon, but I doubt it will last a week and if we build it won't be ready until the end of the year. It sucks to buy right now, most houses aren't making it past a few days and have tons of offers.

The last house we liked, we offered $10k over asking only to find out there were 32 offers on the house. This shit is fucking depressing. I'm so sick of looking at houses, finding something we both like, making an offer and getting kicked in the balls.

I believe I understand what you're saying, foreign money coming in and the employees that are getting that money are spending it. Once those Pied Pipers start to fail or the money starts to slow, competition will go down for home buying.

There is that. I do like the neighborhood and I think I'll really like my house. Neighbors already seem cool and our houses aren't even done yet. One is a marine helicopter nam vet that I can already tell will help me drink lots of beer.

I do wish I could build on lots of property here, but that will never happen.

Grand prairie is hood too. Any part of Arlington that goes to Bowie HS, is shitty.

That's not the bad part of Arlington or even Grand Prairie. The neighborhoods and junior highs that feed into Bowie aren't nearly as bad as Sam Houston, or really even Arlington High these days. Not as "nice" as Martin or Lamar, but at the end of the day, those are still in Arlington.

I grew up in Desoto. It's Hooded out. If you can stay on the north west side you're alright. The closer to Lancaster you get, the shitter it gets.

do you have kids or plan on it? Id stay away from Duncanville, Desoto, Oak Cliff, Cockrel Hill, etc... Look further south towards Midlothian or Waxahachie. I have a friend that likes the Ferris and Wilmer area. Where will you be working?

This. Red Oak is not to bad just depending on how long you plan on living here. My buddy just bought a house on 36 acres in Bristol for 200k even I think. Tecumseh Park and Pecan Hill all have a little property and acreage.

Remember going to my house when I was in Red Oak? That area is starting to turn downhill as well. My little cousin just graduated from there this week. If it wasn't for the fact that she was in district the whole time and salutatorian, she would have been somewhere else by now.

We are in Waxahachie at the moment and thinking of going south. Midlothian is fine for the moment, but I see it becoming a Desoto/Cedar Hill soon.

it's all about ovilla dog! glenn heights is almost all african american, and red oak seems trashier by the day. i think it was the walmart that brought them all to light.

midlothian is still a decent town and will be for a long time imo. there were only 5-10 black people in our class of 400 or so in 2007. not to sound racist

waxahachie is just a shit hole. hate that town
