Worst time in the world to buy a house around here. Seriously. Realtor.com just ranked D/FW the hottest market in the country. The Yankees and California clowns are coming here and driving prices through the roof. Well I damn sure appreciate all of your advice and I will definitely take it into account. Unfortunately my wife is a hard headed mother fucker sometimes, so even when I tell her, "hey look, like 20 people told me right now is a terrible time to buy, we need to rent for a bit so I can sell some shit and stack some cash." She's still going to say, "well, maybe we can still just check with the bank and see if we can get pre-qualified and we can still be looking at houses that are for sale....."
I don't want to just settle and buy a house just for the sake of buying one. I want to buy a fucking kick ass house and be able to stay there a while. Moving fucking sucks and I don't want to have to be doing it a shit load of times.
Besides, I need to find a house with a full size, two car garage so I can work on some of my projects that I'm actually going to be able to keep after all this is over with.

Lol, good call. My neighborhood has houses that are brand new and houses that are a few years old. The houses that are a few years old aren't lasting more than a few days on the market. Same thing in little elm, my brother in-law just sold their house in 18 hours for $15k more than asking price. Investors are snatching up everything they can and renting them out.

We settled on building a house here in the city since large acreage property is too expensive here. The houses in the neighborhood have already increased $40k in purchase price than when we started. I have also already received offers on my house just to walk away and let someone else take it over. It's insane.
Luckily west Texas is still cheap for property.
