I didn't read anything, it's a seller's market right now. Bad time to buy in Grayson county. 95k advertised are getting 105k bids. Seriously.

Yeah, dont rush to pick the first house you see. That will be where you live for a long time. Save save. Payoff bills before getting a house. Make sure credit is good.

This right here. I don't know anyone who hasn't sold for 5k minimum over their ask price. New co struction, maybe a few K under.

It took Jenn and I a year to find the house we bought!

Worst time in the world to buy a house around here. Seriously. Realtor.com just ranked D/FW the hottest market in the country. The Yankees and California clowns are coming here and driving prices through the roof. It is a combination of low interest rates, high consumer confidence and tight supply of new homes.

Well I damn sure appreciate all of your advice and I will definitely take it into account. Unfortunately my wife is a hard headed mother fucker sometimes, so even when I tell her, "hey look, like 20 people told me right now is a terrible time to buy, we need to rent for a bit so I can sell some shit and stack some cash." She's still going to say, "well, maybe we can still just check with the bank and see if we can get pre-qualified and we can still be looking at houses that are for sale....."

I don't want to just settle and buy a house just for the sake of buying one. I want to buy a fucking kick ass house and be able to stay there a while. Moving fucking sucks and I don't want to have to be doing it a shit load of times.

Besides, I need to find a house with a full size, two car garage so I can work on some of my projects that I'm actually going to be able to keep after all this is over with.

I just won a house @130k. There were 22 offers not including mine on it and over 50 people viewed it in the 2 days it was up on market.I don't know what your price range is but you will need any advantage you can get and you will not find what you want in ~60 days.

Lol, good call. My neighborhood has houses that are brand new and houses that are a few years old. The houses that are a few years old aren't lasting more than a few days on the market. Same thing in little elm, my brother in-law just sold their house in 18 hours for $15k more than asking price. Investors are snatching up everything they can and renting them out.

This cracker knows what's up. The only change I'd make is instead of an open air loft into a hot ass shop (gonna cost a grip to heat/cool a shop that size year round) build a wall with large glass panels.

We settled on building a house here in the city since large acreage property is too expensive here. The houses in the neighborhood have already increased $40k in purchase price than when we started. I have also already received offers on my house just to walk away and let someone else take it over. It's insane.

Luckily west Texas is still cheap for property.

Ask the guy who you are renting from if you can buy that house? (if you like it enough to do that)
