    I don't know how the tax rates compare, but I have a friend that bought a place around that price range and their total is in the 1700/mo range.

      I've purchased a few properties in the last couple of months, short answer is that shit isn't worth a fuck. You're better of getting real numbers and doing your own math.

I went through this when I started paying additional principle. Property taxes can be provided by the listing agent along with monthly utility bills.

              Calculate your principal and interest payment with a mortgage calculator.

              Your taxable value is going to be your purchase price or appraised value. Contract for $269,000 and you can bet that value will match +/- 1% variation.

              You need a quote for HOI. People will claim super low HOI, but have crazy deductible and shitty coverage.

              You mentioned 20% down, but if you aren't putting 20% down you need to factor in mortgage insurance as well. If you are putting 20% down, do not escrow your taxes and insurance as you will have payment fluctuations much larger than $50 due to insurance and property taxes changing (rising).

                I was speaking to the entire payment. Anyone with a calculator (online or manual) can figure out the principal and interest payment, that's the easy part. Still need hazard insurance payment (and potentially mortgage insurance as Adam pointed out).

                  they have calculators on bankrate that factor in PMI, HOI, and property taxes... not sure what else you guys pay in texas but that's it here. They can let you know your "all in" payment very accurately.

                  Not trying to take business away from you as realtors are very knowledgeable but there are other options to figure some things out yourself that don't require someone else.

                    Most Realtors are not knowledgeable...only a select few.

                    PMI changes based on financing terms, and there can be taxes above standard such as PUD, or MUD...

                    But someone said it earlier, changes in escrow funding from year to year can have a +/- 50 impact alone.

                      They factor those three items incorrectly. I'm not denying they are included, just that they are not reliable.

                          For mortgages you mean, right? I used his place when I bought my house 10 years ago and had a great experience. That said, I was still pretty new on the board and didn't know who did mortgages. If i were shopping today I would probably give the business to a board member and have heard nothing but positive things about SVT Lurch.
