I don't know how the tax rates compare, but I have a friend that bought a place around that price range and their total is in the 1700/mo range.

Calculate your principal and interest payment with a mortgage calculator.
Your taxable value is going to be your purchase price or appraised value. Contract for $269,000 and you can bet that value will match +/- 1% variation.
You need a quote for HOI. People will claim super low HOI, but have crazy deductible and shitty coverage.
You mentioned 20% down, but if you aren't putting 20% down you need to factor in mortgage insurance as well. If you are putting 20% down, do not escrow your taxes and insurance as you will have payment fluctuations much larger than $50 due to insurance and property taxes changing (rising).

they have calculators on bankrate that factor in PMI, HOI, and property taxes... not sure what else you guys pay in texas but that's it here. They can let you know your "all in" payment very accurately.
Not trying to take business away from you as realtors are very knowledgeable but there are other options to figure some things out yourself that don't require someone else.

PMI changes based on financing terms, and there can be taxes above standard such as PUD, or MUD...
But someone said it earlier, changes in escrow funding from year to year can have a +/- 50 impact alone.
