        Energy prices are going to hurt the market... I've already noticed houses sitting on the market in neighborhoods where houses were selling before even being listed. Part of that is it being winter, but I think there was a steep run up in prices past year, and now there is a little more fear out there.

          as stated above, DO NOT rush into buying a house. We looked at a zillion before we bought our current place. Thankfully our realtor is the mother of one of my wife's students, and she was really patient with us. We bought a dump that she made very little commission on.

            Very common in Colorado, almost every house has a basement. My bedroom was in the basement after my older brother moved out. Was not a mansion, by any means!

                    Didn't read everything, but this time of year is typically in favor of the buyer... I say typically because not many people like moving in the winter/mid school year (who have kids), but this also isn't a typical market either.

                    Everything is priced higher than it should. Take your time, rates aren't going anywhere soon and the couple of tenths of a point it may go up may be worth not hating what you rushed into.

                      How about the walls? Get one of those thermal temp gauges and see if the exterior walls are cold as heck. Works great to test that sort of stuff. I have one, but I don't remember what brand. Sort of like this one.

                          The house we are looking at getting in to seems to be a pretty decent deal for the money considering its in a HOA and the price for 2500 sf. Not sure how it works out to a sf. But is was almost $1.50 cheaper then new construction. House was built in 2006 though. On a good note the owners are the first owners of the house if that makes a difference.


                          Buying a house SUCKS! Def don't look forward to it again. But im not in love with the house. Only problem is the houses im in love with I cant afford

                            We only live in our two story because we got such a good deal. We never even go up stairs, ol lady made her an office up there just so she'd show some use out of the second story. We are going to sell it soon.

                            As for the electric bill, I haven't noticed a huge difference from living in this house, and the single story I moved out of.

                              SEB also remember that many new homes may have closing costs covered and other perks that will actually be better than saving a few grand on asking price

                                Lastly, I offered 10k less than asking on the new build we just picked up in roundrock/Georgetown and they actually accepted (should a gone lower). Sales were slow and they wanted to move it.
