Let me know when you go under contract and get a title commitment. You can email it to me and I can highlight any concerns.

Punched some numbers tonight. Of the ones we've looked at online, we tend to like the ones that are closer to 300k. With the amount of equity in our house, that shouldn't be an issue.

We went over the list of things we want/need to do to get our house ready, and with that, plus our daughter starting kindergarten in August of 16, we're going to put out house on the market in a bit over a year. We talked about aiming to move this summer, and both agreed that might be too much of a rush.

Assuming good line of sight and no major over subscription I'd not hesitate to use a microwave link. You tend to not directly see it in use in the commercial world, but they are there. I used a ton of these links when doing DoD type work overseas and they were great until damaged. Guys usually had them back up and good to go within a day though.

Here, should not be an issue. Sand storms seemed to cause some problems, but I would not think rain would be a major issue like satellite.

That's what we'd like to do, get 10-15 acres out in the country and settle in somewhere where, if necessary, I'd commute 30+ minutes to get to work.

Not that this place will be available in a few months( hell it might be, who knows) but one I saw has a gas well on the back side of the property. From what I can tell, it's included in the sale. I would have figured it would be owned by the gas co that operates it. Am I reading that wrong, or would I end up leasing an acre to the gas co?
You will have to read carefully at the deed restrictions and the sale contract. The current owner can keep the mineral rights and all the money for the well lease. My parents have a friend that had 15 acres here in DFW with a gas well that was put up in the gas boom (they made $40k per acre or something like that being their land was used for the well). They have since sold the place and they somehow kept all leasing monies and mineral rights to that land.

Wherever we end up, ill be looking at that stuff pretty closely.

The wife really doesnt like that property, and I understand why. There are much 'nicer' houses out there that arent in need of repairs, although more money. I really like the property, and it's priced low enough that we could have a ton of equity right off the bat, and be able to do some renovations up front. She just wasnt into it. She threw it back at me that there was a 3 stall barn on it, and I want/need a shop. It's not a deal breaker for me, it's half concrete, and taking out hte stall dividers and pouring concrete was cheaper than building a new shop from scratch.

I think the biggest thing for her is going to be the house. She's very much a home-body, so she's going to want the right house before she's going to be happy. I dont have a problem with that, but it is going to make the search a bit more interesting. If we could pick up our house and move it to a 5 acre plot, she'd be in heaven.

Don't settle, we have "almost" settled a few times and I am sure glad that we didn't. We have basically landed on our dream house at this point but I'm not sure if the deal is going to happen, the wife is probably more gungho than I am because it's so ideal.

I am 2.5 miles away from the other end and rain/wind do nothing to affect it. The only times it has gone out, is when the other end lost power in a major thunderstorm, and just a couple of times when there was a lot of lightning. Not normal, but the storm last spring where everyone was recording the lightning because it was so much. In those times, generally I am not to worried about internet connection, but rather the weather, but that is what I have a weather radio for.

We went through that. We would find great houses, but in a subdivided neighborhood, or perfect land and tiny run down house. In the end, we bought vacant land that had the utility improvements already done (power, water, and septic), and put a house on it. We went with a new double wide mobile that is rated for F3 Tornado impact (of course will sustain damage, but inside the central closet is safe up to F3) for now. Putting 20% down we have a 20 year note that includes taxes and insurance for a couple hundred less that the mortgage alone was on the old house in town with a 30 year. In 5 to 10 years, we should be in a place to have a custom home built on site.

I would spend more time looking at land that meets what you want and then have a home built there. Can do it all in 1 loan, or get the land and in a year build on it.

So yes, I am officially trailer trash.

I hear you. She's been pretty open to some things that I didnt think she would be, like a smaller sq/ft house for example.

If mamma aint happy, aint no body happy. Building a shop isnt cheap but I truly think saving the money and building the shop you want would be much better than modifying the horse barn. I have a 1000sqft barn/shop and the layout is bad, posts are in the way, etc. I will tear it down and build a new one later and be much happier.
