    Congrats DJ- I've been working on my wife to move for some time. We have one more to finish high school and then we will be making the move. I want to far enough away I can shoot guns in my backyard with a little land but not too far away to make it a beating if I want to go do something in the city.

      I am also looking East, fate, royse city, etc. It's looking like $105/sq ft with 1 acre, new build. I am trying to get a 2k sq/ft house with a 40x60 for under 250k. I feel like I'm getting fucked but the way that area is booming it may hold/raise in value over time. Biggest hangup right now is internet, I have to have a solid wired connection with atleast 5Mbps up for my job, the house I am looking at doesn't appear to have shit.

        You're buying the land. If there is a well on it, I would assume someone else owns the mineral rights to that land. Meaning you get a piddly little check maybe once a year, and that's only if you're lucky.


        We don't own the mineral rights for our place. They were not included when my grandfather bought the place. We got somewhat lucky with the company that owns the mineral rights. The owner seems to be a decent enough dude. We've had issues with some of the guys coming to pump or check on the wells leaving trash, and it only took one conversation with him for it to stop. They also maintain the main road that runs through the property, as they have to use it to get their wells. That saves us a couple thousand every year in gravel and countless hours of grade work.

          Good to know. It's farmland to the west, and there is a half decent gravel road built to access the well/pump. It's all fenced off with separate gate. It actually works out fairly well, I could put a gate on the back pasture and have a damn nice access road. Do they pay for the land lease?

              15 more years for me. I was SHOCKED to hear my wife is very open to moving out of the burbs. Only stipulation - not till the kids go to college. We currently have the best of both worlds - my kids go to good schools while we're in the city, but the farm is only 40 minutes away so we go often. If I didn't have a family, I'd already live out there, but I think I'm doing the best for my kids for the time being. Hopefully we'll start building a house in a few years and can spend more and more time there.

                Out here you will have to pay to have a dedicated line run. Be very expensive. I use Wi-Five which is a microwave link. They have some fast speeds, but it is a microwave dish antenna on your roof pointed at a fixed location that has wired there. I have one of the slower speed packages, but they also have business as well, so it may work for you.

                  Good info, how well does it work? What kind of latency? Dropped Packets? I do VoIP calls all day so I am concerned about wireless.

                    I am a little farther east in Hunt County NW of Caddo Mills. Caddo is the first town past Royce City and is before you get to Greenville.

                        I don't do VoIP so I can't say for sure how well it works. I can say though when it is stormy, I loose connection from time to time where there is a lot of lightning. Most problems though occur in the evenings with that though. I don't use it for crap but surfing the net and netflix, so it isn't a big deal. I also have the 2nd from the bottom package, so there are much faster packages and different equipment for some as well.

                          Im in McLendon-Chisholm area on 1.5 acres and have ATT dsl. It is rated at 6mbps, but still sucks when your phone is faster. It is much better than the wireless antenna shit I had before this..

                            As Brent said, generally no. You will get a small check annually that doesn't cover much of anything. But you do get the advantage of the maintained road. I need to redo mine this year. Lasted about 2 years, but really needs to be leveled again and re-graveled. Having a Super Duty really wears on the graveling.

                              Do you know what wireless antenna you had? If it was the 1.5 Mb, it was what I had at the last place. It is nothing more than 802.11G Wi-Fi at a higher transmit level. That limits your max throughput due to equipment. I don't have another option at my place, so it is wireless, satellite or dialup. Satellite sucks monkey balls. You hit your daily limit and they throttle you to 56kbps modem speeds. What I have now is up to 6MB down and 2 MB up. I generally get 5 down and 1.5 up when I do speed tests. They have a 10 down, and a 15 down if I remember correctly, but it has been almost 2 years.

                                We just did the same thing. Sold our house in town and moved out to the country in a rent house temporarily until we can find and purchase land to build a house on. Been a pretty big challenge as everyone seems to think their land is worth 25k+ out in the boonies.
