Most insurance companies use a replacement cost estimator to come up with the replacement cost value to insure your home. For example with Allstate I can quote your property at RCV +-5% difference. It's not specifically based on the sqft of the home only, we take everything into consideration.
- sqft
- builder grade ie. basic, standard, semi-custom, custom (countertops, cabinets etc)
- height of interior
- material of exterior
- material of interior
- garage & size/style
- fireplace or not
- roof slope type & roof material
- type of windows/doors/skylights or not/etc
there are a few other things taken into consideration.

I'm thinking that I need to shop around myself....I've been with Farmers on my vehicles since I was 18 years old, and all 3 of my homes have been with them over the course of the past ~20 years. I recently shopped my car insurance and everywhere else I looked was less....Geico was almost 50% less on my wife's BMW, and a significant chunk on the other cars too. However, my agent was giving us some runaround about how my home insurance would go up if we switched our cars b/c we'd lose the bundled rate....so we didn't switch. Well it turns out we just got the renewal on our homeowners, and it has gone up about 25% again this year...it jumped a lot last year too, and we've never had a claim on the house aside from using the glass breakage clause a couple times.
Another big issue that I'm having is that we've been with the same Farmers agent for about 15 years now, he's an old Dude out in Grapevine, used to be really nice to deal with, but over the past year or so his attitude has changed considerably, with both me and my wife. He's been downright disrespectful to my wife the couple times she called to ask him about these premium increases.....just very short, argumentative, etc. That's a deal breaker for me, especially after I've been bringing him my business with no questions asked for so long. I don't think it's unreasonable to want some explanation when he keeps getting deeper & deeper in my pocket...but he seems to think otherwise.

Sure thing, a copy of the policy would also help to ensure we are comparing properly. Farmers was one of the carriers that customers rate have been impacted in the past year, the most increase I have seen for a customer was close to a 59% increase of rate. I just switched to liberty mutual on everything after getting screwed by farmers. About 6 months after purchasing my home farmers stared they were canceling the policy because they accidently quoted me for the wrong siding. I ended up having to pay $800 extra after their error. Luckily the month before renewal I found out that through my labor group I get a very good group rate with liberty mutual and ended up saving about $1400 overall with all the vehicles and house.
