            Since one of the dirt tracks closed. I wondered if the tracks in the area (dirt track and drag strip) where getting pressure from the neighbors or local government. Or was the closing of the dirt track just from lack of funds?

                    If you look at all the major tracks that have shut down, real estate values are usually #1. The guy that presently owns the Tulsa track is a land speculator and with the proximity to the airport and the building frenzy nearby, it wouldn't surprise me to see the track being closed down in the future.

                      Tulsa is being leased by Todd and Keith to keep it a race track...for now. When APAC bought it they bought it to turn into a Rock Quarry but the grounds aren't going to be ready for a couple years(I say a couple, I think they have a lease through 2015 or 2016 I can't remember).

                      Now for TXR:

                      This is the 2015 strategic plan from city of kennedale. It was created in 2009and has already met many of its "planned goals".



                      Ill post a couple one liners from the document(control F and type in race track to see them yourself). Again this was done in 2009 and was supposed to be completed by 2015 but who knows where they stand now. There were alot of backlashes at city council meetings:

                      Absence of a housing plan vis‐à‐vis industry, salvage yards and the
                      race track.


                      What is not going well?
                      Appearance and noise from the race tracks

                      LIST OF ALL STRATEGIES RESULTING FROM THE NGT PROCESS
                      Create an action plan to redevelop race tracks and Oak Crest
                      Perform transit overlay for south part of town, amortize race tracks
                      Identify ways to minimize race track noise during transition to another use

                      WHAT BARRIERS HAVE TO BE OVERCOME TO TAKE ADVANTAGE OF THESE OPPORTUNITIES?
                      No support for redevelopment of race tracks and salvage yards

                      Page 32 is interesting and clear and to the point

                      IF YOU COULD ACCOMPLISH ONE THING, BUT ONLY ONE, AT THIS TIME, WHAT WOULD IT BE?
                      -Redevelop race tracks into a housing addition


                      So from the city council itself and its agenda. I hope they're well behind schedule.
