We tried to buy a house that had a 60x80 shop (insulated), had air lines ran through the whole shop, floor drain, full bathroom, a game room/entertainment area with stained concrete floors, full rustic look (in the game room) that was super nice, cooking and deep sink area in the game room. Anyway, the appraiser only allowed 20k for the shop due to it being "oversized and overbuilt" for the 1.06 acre lot. The seller said he had over 100k in the shop. Seller would not come down to appraisal price and we would not go above. It all worked out for the best. Our current house turned out to be a LOT easier to sell since we were only in it 2 years.
I dont get it when people who customize strictly for their own wants and needs act shocked that not everyone else values it the same.

If they want more than it will appraise for, i hope they want cash buyers.

The couple built their "forever home" and did not worry about the selling value. They were an oil family that did not seem to worry about the money.....until it came to losing a little. lol Again it all worked out in our favor. We ended up spending almost half, on the house we built. That made it much easier to sell.

Zillow is way off.... in most cases

Go off of the comps. Plenty to find with the current state of the RE market...
