Corey... seems like a very nice piece of land from the pic. $200k is nothing in this Grapevine/Southlake/Keller area. I think you are out in the McKinney area which is cheaper. I dont know your financial situation but land loans are 25% down and like 8% interest. That being said, check out local banks/credit unions if you decide to. We refinanced our property with First Financial in Southlake for 4.5% though we have a shit ton of equity in the land.
Also, pay attention to deed restrictions if you buy a plot. Besides HOAs, they might have a minimum square footage allowance, certain types of construction, etc to be aware of.
Why would you want to move out of a house you have completely gutted and rebuilt from scratch?
I have always wanted to build. Just a goal from when I was a kid and watched my parents build our house growing up. It will also be larger than the house we are in now when we have kids. Also, the area is even better. Oh...and we will make a ton of equity when we build.

This! Even if there is no HOA, there is typilcally a set of CCRs in place including an Architectural Design Comittee that tell you what you can build. A lot of times this also includes a time line in which you must start construction after closing on the lot.
I just closed a month ago on 22.5 acres in east Texas that shares a property line with my parents farm. I'm hoping by the time we build a house and move out there we'll be able to just buy a fuel cell to power the house. Water and electricity will be $$$ I'm sure since there are currently no utilities. By the same token, it's unmolested.
