          Go with the new build but buy one that is just getting started and pick your own bricks,mortar, countertops, colors and all that! That way you get what you want not what was available at the time. What's a few months when you get what you want?

            Way too much herringbone...but the second is still much much better.

            The value of the new build will probably climb more than the first house as well.

              Our current house is in a cult-de-sac with the same size lot. We'll be moving soon to a different area and we've been having a hard time accepting the smaller lots. Plus, with kids, the cult-de-sac offers a little safer area to play/ride bikes and stuff and the bigger back yard let's you add a playground and still have room for a shed or big patio. It's nice having that extra space between you and your neighbor too.

                We just closed on our home. We bought new/built and the process was very enjoyable. We got to pick everything and have it exactly the way we wanted it when we closed. The builder was great to work with, and even changed some things they don't normally do. We bought the corner lot in a culdesac so it's an odd shaped lot, but it's also 3x the size of everyone else's in the neighborhood. I would say, go with new...

                    Based on your original post, I would choose option two. Build new or get on on a house that is already being built with time for you to pick colors etc.

                    Based on the pics. The general outline of the second house is 100x better but too busy to look at it based on the brick choice. If you are building new, you can chose a better exterior.

                    Financing. I would think that if you are locked in today you are locked in for a build also. But I am willing to be wrong here.

                        Id also say option two...new windows, better insulation (should be). You can make sure things are built properly. Choose your interior options. Also, as said above, the builder will probably negotiate down.
