That second house is also built in my neighborhood. It looks good in person. I would go with that.

I think the second looks a hell of a lot better, and there is something to be said for every single thing about the house being virgin new. It doesn't look like either has any established trees, which would be my only motivation for buying an older home, if all other things are pretty equal. And as Eric said, the lot size isn't different enough to factor in.

just wondering where you are looking? i live in georgetown and commute to austin. custom built home one owner from 1985 very well taken care of. 1500 sq ft .3 acres. beautiful trees big yard sprinkler system no HOA and paid 143k almost 6 years ago. not sure value up here now but if you are willing to look further out and older there are some good values. there are plenty of bigger homes up here too.
