  • Need opinions - 3 car garage or oversized 2 car?

    My wife and I are trying to pick out a floor plan for a new house and I think we found the one we want. One issue is that it uses a front facing garage and the neighborhood we're buying our lot in requires a side entry garage.

    I found a way to modify the plan for a side entry but it wouldn't quite be wide enough for a 3 car. It would be a 26" wide 2 car. I honestly don't need 3 bays but wondering if we should keep looking for something with 3 bays for resale down the road.

    If two bay is standard for where you are building, then oversized two bay should resale fine. If three bay is more common then I would hold out. Three car will always help resale over two, but is almost "required" if that is the neighborhood standard.

      We just went through the same thing, ended up going with an oversized two car. Wanted a three but they could not fit it in the lot we wanted.

        My garage is a 3 car. It's 2 car width and one side is tandem.

            We have a three and wish it was a four. We actually park cars in ours ,not fill it full of shit. Wife is now wanting a Tahoe/Yukon which would not fit on her small bay so would kick my truck into the driveway. Now looking at extending that third space into another double.

              We have a 26' deep, 36' wide 3 car and because it has been loaded with too much lawn equipment, I have a 12'x20' shed going in this week.

              Is there not room on the lot to move the house to get better options for more garage?

                Build the biggest you can. It will never be enough anyway.. I have 800 sq ft. garage, 1500 sq foot shop and still want/need more.
                Also, you haven't said anything about height. Any chance of 1o foot ceilangs (lift) and adding a big second story for storage ?
                Nows the time to think your electrical too. add as many outlets as you can. Be sure to get a 220 for compressor/welder. outlets in ceiling for lighting. Plumbing for a wash sink...
                I would spend some time over at garagejournal reading up and looking at the builds over there... You can add a lot of cool/functional features while you are designing/building.

                    If the builder you're using can't figure out how to get what you want on the lot, move on to another.

                        Three car will give you big resale value. If I was building I would put the absolute largest 3 car I could on the house, or keep enough side yard to build a big garage out back and have a standard 2 car in front. I kept both the 5.0 and 4Runner in the garage while I owned both, but there wasn't much room to do anything else in there other than get into or out of one of them, and even that was cutting it close.

                          I have a 3 car and NEED a 4 car at minimum. My garage isn't full of crap either, 2 cars, 3 motorcycles, large workbench, tool box, yard equipment, and 2 power-wheels. So my DD Mustang has to live outside and got beat up in the hail last week.

                          DO NOT compromise if you are a fan of the garage, get the absolute largest you can afford as you'll be stuck with it for a long time.

                            We got a 2+ 1, but did not oversize, and it's going to cost 3-4 times as much to add one, if I even can.

                              3 car, no question. We were just talking about possibly building ourselves another house, and have a 4 car (2 two car doors), but make it deeper and wider than a standard build. Ours was 1/3 filled with Lyn's work stuff and 2 cars until yesterday, but I am trying to squeeze 3 cars into it now, and still have all her stuff easily accessible. Think I finally got it all layed out so it fits!
