That's the way I understand it. Home builders only purchased the land, original land owners kept the mineral rights.
It depends on the 'hood. In my 'hood, every homeowner owned the mineral rights. I took the money when the frackers came in and leased the rights, then again when they offered to buy. I sold my house without the mineral rights and the buyer didn't even ask or care.

Right, I've got friends who receive payments from an energy company with a well near their home. I was specifically talking about my neighborhood.

Unless they sand off, wireline gets stuck or they blow out the casing, then it could be a little while longer lol.... But in all honesty it's a temporary thing and within a couple of months you will just be looking at the tree
