  • Property tax question...

    Anyone have any idea why this property would have almost NO property tax:




    Tarrant County tax website:




    It shows no improvements on the land, but the house was built in 1985, so surely they haven't been under the tax radar for almost 30 years. The neighbors show about $7k in taxes. The property does have a pond and barn on it, not sure if that would have anything to do with it....

    Any ideas?

    Would an agriculture exemption do that? I see a barn and fenced area, seems possible.

      I was thinking that as well. It doesn't show that on the TAD website though.

        Looks like it's being assessed at land value only.. Common for brand new construction but weird for something that's had improvements since 1984..

        Maybe the ag exemption is really that good though. Just make sure you keep some cows on the property.

          Is it possible that it's actually 2 separate plots? One for the surrounding land only, and another for a small subdivided lot for the house portion?

                    Figured it out, Chili was right. The actual home address is 13325, they own the lot next to it, 13225 which is basically just the pond area. Combined taxes are around $9000/yr

                      I wonder how much an agriculture tax exemption would bring that down to. I would be willing to throw a cow and a goat on the property if it meant saving a bunch on property taxes.

                        Not sure about the laws but I know the counties down here are getting stricter on AG exemptions. There is a minimum amount of land required to qualify and even with that, it's still subject to approval. A lot of properties owned by companies have lost their exemptions they once enjoyed from leasing the land to friends or family to run cattle on or cut hay.
