I want to start the process of locating/buying a few acres in either Colorado or Utah. I have the financing through my CU already; curious if anyone brokers land for a living, etc?
You need a lot more than a few acres to do anything with land up there.
Why do you say that? It's opposite, actually.
There are lots of small chunks of private land for sale that are surrounded on all sides by public land. You can buy an acre and put a house on it and have access to a ton of land around you with no neighbors.
It depends on where you are looking. Its hard to find acre lots outside of the city limits.
How much are you looking to spend as well. Bare land? land with building and a older home? buildings, with a home that needs demolished.
Some area's need a certain amount of acres to do things like have a horse, build whatever you want without a permit. 5 acres is the magic number for this in minnesotta.

Yep. For my purposes; 2-3 acres is probably more than I will ever use. Mostly just used for camping/investment purposes for the immediate future.

They may or not finance him.. Some local banks will only loan locally because they know the area andthe market. Oh, andand iI was referring fir the 25% down in cash. Youknow these ddays people barely can put down the 3.5% down

Financing is already secure; just looking to work with someone on finding the actual property. I did put roughly 10% cash down.
