I really don't understand why people would overpay so much. 20-30k over asking price + closing costs + a 30 year mortgage?

Isn't this how we fucked ourselves last time?

I see a crash in the near future, so I sold mine while the market was hot, and figure I'll just sit around and wait for things to drop off. If you want to earn money in real estate..be the person selling in a sellers market, and the person buying in a buyers market.

Bingo. I'll pay up to assessed value, beyond that they can get fucked!

Your realtor should really be the one to educate you on this... that's what they do every day. And they know how to pull comps and guide you in the right direction.

I have a realtor, and shes pulled all sorts of comps and answered every question I have had, however I also value the opinions of some people here and appreciate what they have to say. This lady Is making a commission off my sale, right? I like the idea of an unbiased opinion on the matter. It's not like I ran out and offered 20k over asking.

Signed papers today, I'm excited and kind of stunned - I have always rented and enjoyed the freedom of being able to up and leave. We can't wait to get out of this apartment.

Half way down the back yard

The rest of the property is maybe 1/4 acre wooded area

Pretty stoked! And I just got a new chainsaw

Veranda. Nice. I thought housing was supposed to be crazy 'spensive in VA? That would be more than $198 here.
