Recent Arlington murders

It's been there since 66, so hopefully nothing changes. My parents old neighborhood looks about the same. I think SE got the worst of things after Katrina.

After Katrina, Arlington got a large amount of FEMA re-locations. My mother lived on the east side right off 360. A friend of mine was a Sergeant for the APD and he would purposely roll by my mom's place several times every shift. He would stop by and talk to her from time-to-time. He told her they were expecting a large amount of refugees to be given residence in her area and she should look into moving out. Within 2 years, the population demographics swung drastically as did the crime rate. 2 new gangs had moved into the area and fully established themselves. Katrina did a number on Arlington because the trash that showed up not only rooted itself in but spread.

It occurred to me the other night when walking into the store and thinking "wtf, there is a shit load of malibu's with giant rims in my hood these days."

In addition to rim size and maibus off fleet impalas and 6 cylinder chargers are a red flag as well.

Double the red flag for drive time, jd byrider, driver select, mcmc stickers/license plate frames etc.

This may be at the heart of the matter, the OP may be worried about the city changing as it has very recently.

Yup. I wouldn't set foot in the Parks Mall for 2 years after that. I guess that doesn't say much though, it's almost impossible to get me into a mall any way, but I used to go to the theater there a lot.

So sounds like you somewhat agree that it is a shithole.
My in-laws lived in Woodlands West. It was a nice, established neighborhood. Hell my father in-law never even locked the garage door and would just enter his house through there instead of carrying keys.
There are nice areas, it is just the rest of it. Mainly anything SE as previously stated. It is the news headlines damn near daily that give the perception that all of Arlington is ghetto.

I would be afraid of how bad it gets when/if they impliment public transportation.

I used to live off 360 and Mayfield in the Forum Estates neighborhood. When I moved in in 2007, it was decent. I worked in Duncanville and it was close enough without having to live there.

In just 5 years, I saw my neighborhood take a dive. There were apartments right off Mayfield that must have been low income/section 8 housing. We would constantly see people crawl through the fencing and just walk around our neighborhood.

Once my next door neighbor (watch commander for GP PD) got his front door kicked in, my wife and I called it quits.

I agree completely with the "pay a premium thing". We bought a foreclosure in Keller only because it needed a lot of work and it was in our price range. The taxes here SUCK but it is so worth it.

There was an influx of trash after Katrina, but a lot of it has cleared out. Some has put down roots. That was definitely a turning point when I started hearing more people bitch about the quality of the town more. I think the Deathstar getting built actually helped get rid a lot of the undesirable elements, but they still show up to see the games. I know where Woodlands West is. Decent area. The first house I bid on (and lost) was in that neighborhood, actually. Like the rest of the metroplex though, you have nice neighborhoods, then 3 blocks over apartments and problems.

Arlington is a MASSIVE suburban sprawl, and is the 50th largest city in the United States. It ain't going to be perfect, and I don't expect it to be. I heard something about some public transportation passing a week ago. The details didn't seem clear, so I haven't figured it out yet, but I don't think it is full on, and I hope like hell it isn't. It's still the largest city in the United States without public transport. Us old school residents have been fighting it for years.

Someone bought a house in my parent's neighborhood for $1,000,000, some time around the end of last year. While I personally don't see why someone paid what they did for that house, I'm trying to get them to sell right now. Prices in their neighborhood range from $275-375,000. They don't want to leave Irving, but they do want to downsize, because they no longer have 4 kids living at home. I've told them they could move in with me, and it would be cramped, but I'm rarely home anyways.


EDIT: Fun fact. My Dad had his house built for $21,000 back in the 70's.

7 years later, I still love living outside of the city limits...you get used to the drive, but I don't have to do it every day either.

Can't see myself ever moving back inside the cesspool.

I believe crime is tied to the mean rim size. McKinney is approaching the red zone of 21". Arlington is at 23". Predominately white areas are generally 17.5".

Although this doesn't explain the 14.75" in the Mexican community.

Crime is also drastically lower where the number of mountain bikes using a 29" rim is on the rise.

Coming from a long-time Arlington resident who grew up near there (Mayfield and Collins) and then lived right up the street from that intersection (360 and Arkansas in the mid-to-late 90s and then Mayfield and Carter in 2001), that area was pretty damn bad waaaaay before 2007. Definitely not what I would call "decent" by any stretch. It's just that much worse now. I think the easy getaway access makes anything close to 360 a target for crime - especially smash and grabs, home burglaries, and drive-bys. Lots and lots of drugs in that part of Arlington, too.

Yup. No way i'd live in that area, even back in the 90's. Some of those apartments the pizza delivery places won't even make runs to because they are too dangerous.
