    In a perfect world, I'd buy at the cyclical (hell why not secular) interest rate peak. Today's environment is far from normal, these rates are way fucking artificial - as we all know.

      Eh, just kidding around. I know Ratt knows better - he coasted through high school with a 3.97 GPA, didn't do any homework, and figured if he could make an A- without doing homework, then why waste after-school hours trying to go above and beyond.

        Try building a house and dealing with a city that won't get any of your taxes but has to approve all your permits and applications.

          Mine is going on the market for of next week. A coming soon sign is going up this weekend. My realtor says it will very likely get offers before it is actually on the market. Could be a setup for buyers bidding against each other. I would le be out before my next payment.

            Not all houses are getting multiple offers. So I wouldn't go in expecting it.

            A buddy just got an offer o the his house after 3-4 weeks on the market. In North dallas.

              As rates are rising and as a guesstimate, what will they be at right before the new year?
              Last I checked was at 3.5% and planned to get locked in by June but that won't work, so now I'm shooting for end of year.

                  That's no shit, except that realtor.com and estately.com have been slacking lately and everything they post that is worth a shit already has a contract on it before they post it. Our realtor is pretty good and we get MLS listing updates every day around 4-5 AM. Problem is wife and I both work until about 5:00 PM and can't see anything during the day until after that or on the weekends, so most of what we want has already accepted offers by then. Luckily we are in a position to wait if we don't get what we want, and we can wait as long as we need to. Just means we can save more for the down payment.

                  It just sucks to see what you really want in your price range, and go to look at it only to hear that they accepted an offer earlier that day. There's currently a house in Frisco that I want to go see that just came on the market.                   I had the exact same problem for the same area. I had to build a house in mckinney on independence and eldorado. Its frisco isd and just north of 121

                  I got a 5 bedroom 4 car garage for 237k plus 10k in upgrades

                  they are still building in my neighborhood if you are interested

                      My old neighbor in Lake Dallas had his house under contract in less than 10 hours after putting it on the market.

                      That contract fell through and his realtor had it under contract again only 3 hours later for MORE MONEY.

                      Makes me wish I had waited a year before selling but then I wouldn't have gotten the awesome deal I ended up getting on our current house.

                                Damn, man, you said just north of 121. That's like 6 miles north of 121. We didn't want to go north of Rolater, lol. I work in Las Colinas and she works off the Tollway and Arapaho, so we wanted the same drive or shorter. Coppell is too expensive, Carrollton is now a shit-hole apparently, and I don't want DISD.
