I sold my house in McKinney in June of 2012 and it wasn't even on the market. My wife had some girl talk with a friend of hers that is a realtor and she happened to mention that we were thinking about selling. I had also heard that houses in our subdivision were suddenly going like hotcakes. A day later the realtor called with an interested party, and 3 days later i was homeless
We had tried to sell the house before years ago and the best offer we got was $20k less than we owed on it. I was glad to sell it.

Had the same problem when looking at houses, they were literally sold before you could view them. Unless you knew the listing realtor you are SOL on a listing
I had to have my house built. My realtor called me and told me the housing area expanded and they were selling lots. Jumped on it first day, first house in the new plot. We came back the next week to go over plans and every lot had already pre sold.
They were also the only builder doing custom garages. Mine is a 4 car garage, please disregard my daily driver

When we were looking for houses in Arlington about this time last year things were going rather quickly. Lost out on several houses we liked because by the time we had walked through they had already accepted an offer. We had a deadline so I was not enjoying the house search at all.
I think that mostly had to to with the being in the ~ $100k price range though (<< Not a DFWBaller), it is interesting to hear that happening in higher price ranges as well.

We sold my father in laws place in houston at barker cypress and 10 in a day with multiple offers of $20/sf higher than normal. Original offer was nearly $100k above what we expected to ask.....in cash. Guy was a loon and wanted a bunch of stuff and close in 10 days. He was a foriegn national moving from canada for BP. Glad to take his money and set the bar for sf price in that area.
