  • Employment Contract Negotiations

I'm trying not to get too far ahead of myself here. I have made it to the second round of interviews for Highland Homes working as a Warranty Manager.

    Background:

A guy who works with me at Cavender's (worked as an assistant manager until he got this position) is working as a Construction Manager for them. He had been employed with Highland Homes before he was let go when the bottom fell out of the housing market. Again, he has rejoined them and is now a construction manager and very well respected within the company. His boss asked him if he had anyone he thought my be a good candidate to fill an open position. He put my name out there and I have since made it to the second round of interviews, 8 candidates down to 3. I go tomorrow morning for a trio of interviews with other area managers so that they can compare notes on the 3 candidates and decide who gets to sit down with the Vice President for final consideration.

    My Background:
I have no background in building houses. My strengths for the position come from working with the general public in direct customer service my entire professional (if you can call it that) career. The majority of it has been in retail, the last 3 years in retail management. There was also about a year and a half spent as a bar manager at 2 different locations. These are the strengths I plan to play through the interview process, customer service and conflict resolution (irate home owners).

My inside contact said I shouldn't sign for anything less than $40K, though he seems to think they will probably hit me at $35K and go from there. These types of negotiations are foreign to me. I've never been considered for a salary type position so I am not sure how to approach it if the time comes.

I'd bet that they would pay slightly more than $40k/yr so if you get the offer below that, you could always counter.

The flip side is I don't think you are qualified for that job, solely based upon your post. I bought a new house in 2010 and dealt with a few different warranty managers, and they all were pretty sound about construction.

Your job would be to troubleshoot the issue and manage the process to get it repaired. At times we even had our warranty guy doing some of the work himself.

So with that being said, if you do get the offer and want to jump on it, I'd highly suggest not countering at all. Best of luck.

    FYI - $40k/yr = $19.23/hr

I agree, I am not qualified. From what I gather from my inside source, this is their entry level position. Spend a year or two as a Warranty Manager and then move on to Construction manager. I have no doubt that my education is what has kept me in the hunt this long. Though, from my first interview, they seemed pretty interested in my customer service background and how I handled "problems" in the different environments I've worked in.

19.23/hr is just shy of $10/hr more than what I am making now. It will be hard to hide any sort of shock from an offer of $35k or more. I don't think I've ever made more than $22K-23K in a year in my life. On the same token, I don't want to leave anything on the table either.

Best of luck. Always counter with a realistic amount and be prepared to justify why you deserve it and why they should pay it.

They will drive/run your ass off, especially not being experienced with that type work. Homeowners can be BRUTAL and you may get hammered on all day/every day. Not for the thin-skinned.

Damn, 3 rounds of interviews for an entry level position making 35k-40k/yr!!!
If you will be happy with an offer at $35k, then I say accept it. If not, then negotiate, but provide some references for your counter offer. Look up what other similar positions are starting out at etc...

Look it up now, so you will already know if what they offer you is in line with what others in a similar position are making.

This, and I wouldn't touch that job for $35K. I don't know if I'd touch it for double that, honestly. That said, it is a career, and a foot in the door. And retail sucks donkey dicks.

Pfffttt. I just know what the job entails due to my involvement with the commercial side of things. That's a lot of stress and responsibility for that kind of pay. But if it's agreeable to him, more power to him.

The only other thing I can offer, is counter at what you think you are worth. I can come up with thousands of reasons I'm worth $X, and I'm very convincing. But I've got experience, so it's a little different.

Thanks for the input guys. They may come in higher, but I have no clue.

As for stress and being thick skinned, I went through plenty as a bar manager. I will take a disgruntled home owner over a pair of 6'3" 275 lb drunks any day.

My degree in physics has successfully secured me a job in retail, thats it. Do I want to deal with homeowners and their issues, not necessarily, but at double my pay, working Mon-Fri and have extra money to enjoy life, sign me up.

I see what you did there...

It is far from choo choo money or DFWm baller status. However with the number of applications I have filled out, resumes e-mailed and hand delivered to hiring managers since graduation in 2007, I will take it. I survive on $9/ hr, but I don't have room for savings or emergencies. This will alleviate a lot of pressure if I am fortunate enough to make the final cut
