    You can rent furnished, but that bed will never sleep the same. People are going to splooge all over your furniture, carpet, shower curtains, and couch.

    You will get a premium for furnished, but they really only work well for short term 3-6 month rentals. I know a local corporation that keeps a furnished house rented just for people coming into town.

    I prefer to have the longest term tenant possible has there is always a ton of work that goes into a house, even if you only had someone there a couple months.

    Around here the rea lestate companies keep half of the first month rent and 10% of monthly rent thereafter for managing the property.

      I live in the neighborhood behind the Convenience store @ 20 and PS. Which side of Park Springs are you on?

      On my side of the road I don't think the houses in the area would be worth renting furnished, I would think people looking at those houses just want something cheap. If you are in one of the nicer neighborhoods like the gated one on the West side of PS then it would probably help.

        Looking to move in a few weeks if I get this job in Flower Mound. Problem is I have a house full of stuff so either all my stuff goes in storage or I find a place to put it while we house hunt.

          With what you have listed, I don't see how you can market this as a 3 bed 2 bath fully furnished house for rent.

          1 bedroom will remain locked and off limits.
          1 bedroom is an office

          At the most, you have a 1 bed, 2 bath house with an office that is fully furnished. At least, as a renter, that is how I look at it.
          Even being "fully furnished", I wouldn't pay near the same amount for it than I would a true 3 bed 2 bath house that I can do as I please with each room and interior design to make it my own.

          The corporate traveler may not care about the above and I'm not sure how they get approval for the funds to pay the rent, but if they have to disclose all the terms that you have listed then the company may not be willing to fork out the cash to rent a 3 bed house that is essentially a 1 bed house with an office...

            Yeah I'm on the west side of Park Springs. Before the New Pleasant Ridge was put in I'd go up to the blinking
            light at Old Pleasant Ridge and go left , then right on Blue Feather Court which is a cul de sac. Really quiet back there.. no drive through traffic and everyone tries to out do each other on their gardens and lawns....

                A lot of corporate travelers have to use the place that the company they work for use or have a contract setup up with. Might be something to think about.

                      Just so I'm clear, you left your house and left it vacant for a while??? How long? More than 30 days?? If so, that is a huge no no for insurance reasons. If you had a claim during that time, it would have been cause for denial. FYI Most people just don't realize that.

                      Also, a homeowners policy can also be denied if you have a tenant living in the house instead of you, the homeowner. If you do rent the house out, you will need to cancel your homeowners policy and get a dwelling fire policy. (it covers more than fire) The premiums are a bit higher just due to the higher risk, but you are protected during a claim.

                        Yes over the last 6 or 7 years I have had various jobs where I traveled for weeks or even months at a time. I had my neighbors do a walkthrough on the house about once a week and also collect my mail for me and in general keep an eye on the house.
                        it never really presented a problem for me, the only thing is I wish that I would have rented it out either to a friend or another party so that it could be generating a bit of income for me rather than just sitting there.
                        If I do travel and leave the home unoccupied for weeks or months at a time I'm really motivated to have it generate some income for me this time around. I can live at my girlfriend's apartment when I am home for gaps in my traveling schedule.
                        But thanks for the heads up regarding the insurance issues.
