A GOOD realtor is worth their weight in gold. The problem is, the overwhelming majority of realtors suck, and are lazy.

Be picky. Definitely find a realtor that has a good reputation and track record. There are plenty to choose from.

Next time I sell/buy, I'm going to offer the sales commission at 4.5% - how they choose to divide that is up to them, however the same selling agent will also be my buying agent on the following house as well......
Everything is negotiable, just depends on how tight the spot you are in and how quickly you need things to happen...

I think 6% commission is a rip off if the house is over $300k. My wife lists stuff for 5% quite often, sometimes 4.5%.

Maybe it was local to where we lived, but it was a FSBO website, where pics were uploaded, it went on the MLS, and a realtor showed it when someone showed interest. They didn't get the full commission a typical realtor would, but then again they were not the listing agent.
It was kind of a hybrid setup, that we actually liked.
