      A GOOD realtor is worth their weight in gold. The problem is, the overwhelming majority of realtors suck, and are lazy.


      Edit: I'd be VERY cautious about using a cut rate realtor for the reason posted above.

        What if I listed for sale by owner and offered 4% commission to the buyers agent instead of
        3? I just feel like houses in this area are moving so fast a realtor almos isn't needed...but I'm also really good at being wrong.

          Because of my business, I've dealt with dozens from both sides of the table, and this is true. An agent can make a huge difference for the next 30 years...in a good or bad way. When we made our latest move, I used the guy that has listed my new homes for years. He basically listed our house for nothing (less than 1% to just cover his costs' for a top-notch job), knowing he would get his on the other end. Besides being a friend, he was honest, open, and helped us tremendously.

          Be picky. Definitely find a realtor that has a good reputation and track record. There are plenty to choose from.

            Next time I sell/buy, I'm going to offer the sales commission at 4.5% - how they choose to divide that is up to them, however the same selling agent will also be my buying agent on the following house as well......

            Everything is negotiable, just depends on how tight the spot you are in and how quickly you need things to happen...

              For another 1%, the pro's can do it. 2% listings are out there, and common.

                It blows my mind how terrible some of these realtors are, when it's largely a referral based business. It doesn't make any sense.

                    The only thing I can think of is that some people forget all the BS they had to deal with and only remember that their agent sold/found them the house.

                      Dude, I had 3 different people that completely failed me when I was looking at houses. One lady just shrugged me off, the husband of my wife's co-worker wouldn't do a simple MLS search, and another gave us the runaround for a week. All these people were people we talked to on a regular basis, and there was zero action. I was simply asking for an MLS search so we could find what houses we wanted to look at in our area. It was nuts.

                      I sent a PM to Nate and got the MLS search in my email before I had a chance to check and see if he had responded. He took care of us very well on our purchase, I've recomended him to others, and he will be our listing and buying agent in the future.

                        My wife is a realtor. She is a huge fan of people calling her to show her listings. Getting both sides of the commission is a win/win. It is much easier being a listing agent though.

                        I think 6% commission is a rip off if the house is over $300k. My wife lists stuff for 5% quite often, sometimes 4.5%.

                          Not true, a licensed Realtor is obligated to disclose known defects in a property. They are not obligated or allowed to disclose information that is considered private between them and their client.

                            I prefer not to show my own listings - you should have a different Realtor show you a listing. Many brokers don't allow dual agency - I can't represent you and the seller at the same time. Not ethical.

                              That's not true for all of em Real Estate Nate was on point when i sold my house, he did a lot of leg work, helped me stage the place, took good pictures, and kept me updated constantly on showings, feedback, etc. He's top notch on both sides of the sale

                                seems to be a recurring theme, to which I recommend too.

                                But, on our first home we did that FSBO-1% thing. Maybe it was local to where we lived, but it was a FSBO website, where pics were uploaded, it went on the MLS, and a realtor showed it when someone showed interest. They didn't get the full commission a typical realtor would, but then again they were not the listing agent.

                                It was kind of a hybrid setup, that we actually liked.
