  • First Time Home Buying

    I am looking to buy my first home early next year in Amarillo. Where are the best places to look? I've heard good and bad things about hiring a realtor for buying. I am very new to the process, and really all I know is that I'm going to do a pre-approved mortgage through my credit union. Does anyone have any good advice for a new buyer?

      Canyon is fairly nice depending on what neighborhood you're in. It's also a college town, so there is plenty to look at.

      Don't rush yourself is the best advice I can give. Process can be overwhelming. I'm buying a property for the third time and it's every bit as much of a pain in the ass as the first time.

          I live in Canyon now and love it, talisman. My range is $100-125,000 and nicer houses tend to go for a bit higher in Canyon. I'm not ruling it out, but I have to stay under $125,000 and need at least a two car garage. IF I can't find somthing in Canyon, I'll settle for the south/west Amarillo area.

            Cool, I lived there from 80-85. Just visited back in May. Looks almost exactly the same except the campus got bigger.

              Definitely get a realtor. The realtor is paid for by the seller, not the buyer so you have nothing to lose and everything to gain. Also pay attention to school districts, even if you don't have kids. Should you need to sell the house in the future, it's a hell of a lot easier to sell a home in a good school district than one in a not-so-good district....

                They have made alot of improvments on the town as a whole in the past year or so. I know in the future I want my kids to attend Canyon schools as they are much better than Amarillo ISD.


                The only thing I worry about with a realtor is having a lazy one or one that will feed me full of bullshit to make a sale.

                      Buy what you are comfortable with. Offer what you are willing to pay. There is no "set price", only asking and what the "comps" sold for. The realtor makes their money when a property actually sells, not by drivng you around to look at them. Don't count on them to find everything you might like. Do.your own searching. Do a drive by to eliminate ones that will not work before wasting a realtor's time showing you things you don't want. The schools are extremely important even if you have no children and have a hit affect on pricing.

                      I like to peruse the local realtor sites but for here in DFW I like sawbuck.com not sure if it works out there. Be prepared to deal with several realtors until you find one you are comfortable with. You aren't married to them drop em if you find they don't meet your needs. They are a dime a dozen except RealEstate Nate.

                      You are spending the money, you are the king until.they have a biggger spender. Act like it. DFWM Balla.

                          If you're serious about getting a house, buy one by the end of the year to get the homestead exemption on your tax return for this year. Get a realtor that knows what they're doing and has been around the area for a while. Be straightforward and honest with your realtor about what you want, what you're comfortable spending and what you absolutely must have. The more you give your realtor, the better they will work for you.

                            If you can do your own repairs and don't mind having some problems to work through, a foreclosure or short sale might be for you. There always seems to be things you don't discover until you move in even with a thorough inspection by a good inspector. They are selling for a reason, it is your job to determine the deficiencies and offer acccordingly.
