Realtors can really fuck a seller over on that.we were about to buy a house at almost asking then the realtor said it was now over asking because of so many offers. We lost interest and because of that lie, the house was on the market for probably 6 moths in a neighborhood that has about 30 day average market time.

Get as much square footage as you can afford. No pillar in garage, quiet neighbors, location, location, location, corner lot, newer home, rear entry garage, shop, thorough building inspection, sky lighting, bermuda grass, sprinklers, enclosed backyard with electric 8ft brd on brd fence and last but not least, curb appeal.

If it's two story get the washer and dryer up stairs.

No two stories, but good advice.

I hate dealing with the lender I'm dealing with, and the builder that's building mine. They build nice houses, but they can't meet deadlines (deadlines that they set, mind you) for crap.

Because lugging baskets of clothes up and down stairs sucks!

                    truth!

All your clothes generally are stored and taken off and thrown in a hamper upstairs. So dragging all of them down to wash them and then back up sucks.

Ive been contemplating a laundry shoot at my house.

Also read into HOA guidelines! Some weird ruled are in some, and others lack the desired rules

Unless the master is down stairs.

Just narrowly avoided that kind of fiasco myself. Was able to ditch the house at the zero hour luckily, before things were finalized.
