        You're not buying from an individual, right? Go for the gold. If they counter, you know they are highly interested in dumping. If not, you can always raise.
        This. It's a new build and sitting on their books right now. It doesn't matter what comps in the same neighbourhood are going for unless you expand the comps to include the older homes that surround the area. You'll always lose a bit of your ass if you buy a new build before the community is completed. If it were me, I'd go in with an offer of 75-80% of asking and request that the builder pays all closing costs.

        I purchased new, as well, and had a similar experience to Roscoe. My one advantage was closing at the end of the builder's fiscal year, so as our close date drew near, we had a built-in "out w/our earnest money" clause in our contract and we were able to gather even more incentives at that point because they didn't want to lose the sale.
