For the record, the house I'm in was asking $349k and I got it for $280 + $8k in closing and a few other add on options....
You're not buying from an individual, right? Go for the gold. If they counter, you know they are highly interested in dumping. If not, you can always raise.
I purchased new, as well, and had a similar experience to Roscoe. My one advantage was closing at the end of the builder's fiscal year, so as our close date drew near, we had a built-in "out w/our earnest money" clause in our contract and we were able to gather even more incentives at that point because they didn't want to lose the sale.2007 997 Targa 4S - Guards Red
